About the role

As a Senior Property Manager at Two Coast Living, you’ll take the lead at one of our multifamily communities, owning the performance of the asset while developing a high-performing on-site team and delivering an exceptional resident experience. You’ll work closely with Regional Leadership and Asset Management to execute property strategy, maximize revenue, manage expenses, and identify opportunities to make the community stronger.

Responsibilities

  • Own the Operation – Take full ownership of day-to-day property operations, ensuring leasing, maintenance, resident relations, financial performance, and administrative functions operate at a high level.
  • Lead from the Front – Hire, develop, coach, and hold your on-site team accountable while creating a culture of performance, communication, and ownership.
  • Drive the Business – Own property financial performance by maximizing revenue, managing expenses, monitoring collections, analyzing trends, and identifying opportunities to improve NOI.
  • Know Your Numbers – Prepare budgets, forecasts, variance explanations, and financial reporting while using property data to make informed operational decisions.
  • Execute the Strategy – Partner with Regional Leadership and Asset Management to turn broader asset objectives into actionable plans at the property level.
  • Maximize Occupancy & Revenue – Stay ahead of leasing trends, pricing, renewals, traffic, and competitive activity to ensure your property is positioned to perform.
  • Protect the Asset – Maintain exceptional property standards through regular inspections, preventative maintenance, unit readiness, vendor management, and oversight of capital improvement projects.
  • Elevate the Resident Experience – Navigate complex resident concerns with confidence, professionalism, and sound judgment while building a community residents are proud to call home.
  • Raise the Standard – Identify operational gaps before they become problems, implement solutions, and continuously look for ways to improve performance, efficiency, and the resident experience.
  • Be the Expert in the Room – Serve as a trusted property-level partner to Regional Leadership, Asset Management, and corporate teams by communicating challenges, opportunities, and solutions clearly and proactively.

Requirements

  • Seasoned Multifamily Leader – 6+ years of multifamily property management experience, including significant experience independently managing a community and leading an on-site team.
  • Proven Performer – Measurable results in occupancy, collections, revenue growth, expense management, resident retention, team performance, or property stabilization.
  • Financially Sophisticated – Understanding of budgets, forecasts, variance reporting, rent rolls, collections, expense management, and the operational decisions that drive NOI.
  • Strategic Operator – Ability to anticipate challenges, identify trends, and build plans to improve future performance.
  • People Leader – Experience hiring, developing talent, setting expectations, addressing performance issues, and creating accountability.
  • Confident Communicator – Clear and professional communication with residents, employees, and senior leadership.
  • Resident & Asset Focused – Ability to balance exceptional customer service with the financial and operational needs of the property.
  • Detail-Obsessed & Organized – Manage competing priorities, deadlines, documentation, compliance, and property condition.
  • Tech-Comfortable – Proficient with property management platforms such as Entrata, Microsoft Office, reporting tools, and related technology.
  • Calm Under Pressure – Ability to handle complex problems with judgment, urgency, and solutions—not drama.

Qualifications

  • Undergraduate degree or equivalent work experience managing large multifamily real estate properties.
  • Minimum of 4 years of residential property management experience with a proven track record in leasing or sales, plus at least 2 years of experience supervising two or more employees.
  • Proficient computer skills, including Microsoft Office products in an office environment.
  • Familiarity with general business and accounting concepts; ability to read, understand, and develop financial statements.
  • High-school graduate-level mathematical proficiency.
  • Valid driver’s license to operate company-owned vehicles or to utilize own vehicle for work.

Schedule

  • Must work on the busiest days of the week, including Fridays and Saturdays weekly (and at least one Sunday a month) and on holidays, during peak business hours, including at least one closing shift weekly.
  • During high-traffic holiday periods, the schedule is set according to company standards; supervisor approval required for changes.
  • Occasional travel may be required for business purposes.

Physical Requirements

  • General office environment; ability to lift or move items weighing up to 10 pounds.
  • Ability to move about the property to perform assigned tasks, including sitting or standing for extended periods, walking, climbing stairs in various weather conditions and climates.
