Responsibilities
- Manage and maximize value received for dollars spent on the property.
- Ensure the day-to-day operations of the property and its employees, contractors, and associated systems.
- Train and mentor personnel.
- Provide input regarding hiring/firing of personnel.
- Keep records and data pertinent to operations in an orderly fashion.
- Prepare premises for tenant occupancy.
- Operate properties within the approved property budget.
- Maintain good landlord/tenant relations.
- Establish and monitor ongoing preventative maintenance programs.
- Establish and maintain an ongoing system of property information.
- Prepare and obtain approval from owners of the annual property budget.
- Inspect the property regularly and implement necessary programs to maintain buildings to the highest possible standard.

- Assist leasing agents in all aspects of new and renewal tenant leasing.
- Review all offers received in detail and provide concise written recommendations to the owners/asset managers.
- Review all leases and prepare the Lease Summaries for input into the accounting system.
- Review all tenant improvement plans, ensuring they meet regulatory requirements and coordinate construction within the building.
- Ensure the landlords' obligations to the tenants are satisfied in accordance with the lease documents, and ensure tenants perform in accordance with the agreements to lease.

- Prepare and submit concise presentation/written reports on property management concerns/functions to Owners, Asset Managers, or Senior Property Manager as required.
- Assure that monthly reports and annual budgets are established and maintained, and that client reporting deadlines are met.
- Assure that manpower needs are met with the highest quality staff in the most efficient and professional manner.
- Ensure that the buildings are maintained to the standards set by Avison Young and the real estate industry at large.
Requirements
- Minimum ten (10) years management experience in the real estate/property management area with a proven track record.
- Post-secondary education at a university or college level preferably in a real estate or business-related area.
- Any designations for programs completed in the real estate sector are an asset.
- Prior 3rd party management experience is an asset.
- You shall have until 90 days from the Commencement Date to obtain your real estate license.
- Upon becoming duly licensed, you will set forth on Schedule 1 each jurisdiction in which you are licensed and you will maintain your real estate license in good standing in each of the jurisdictions listed on Schedule 1.
- You are solely responsible for payment of all fees and dues and satisfaction of all educational and other requirements to maintain your professional licenses.
- If you allow your license to lapse, you are solely responsible for reinstating the license and paying all costs related thereto, including expenses incurred by the Company as the result of the lapse or late renewal.

Compensation is commensurate with experience.
