About the role
Alden Realty Services, inc. is a property management company for affordable independent living communities throughout the Chicagoland area and is seeking a full-time Maintenance Technician to service multiple locations.
Physical Requirements & Essential Functions
- Turnover of Apartment Units: Complete necessary repairs, painting, replacements, etc. needed for each apartment technician is able to handle.
- General: Expected to be able to assess and troubleshoot property needs pertaining to plumbing, HVAC, and electrical issues and make repairs as they arise.
- Engage preferred vendors, utilizing PO/contract system, when necessary for larger scale/more intricate projects.
- Complete work order requests from property manager in both occupied apartments and communal areas, must be done within a timely manner.
- Oversee or perform preventative maintenance for all building systems.
- Conduct assessments and checklists to identify and address repair needs.
- Audit condition of buildings by completing surveys, taking photos and reporting results to corporate.
- Maintain a clean work environment as well as inventory records for equipment and supplies.
- Demonstrate flexibility, motivation, and excellent customer service skills.
- Utilize a work order app to receive and document job information accurately.
- Maintain regular and effective communication with colleagues.
- Must be able to move intermittently throughout the workday.
- Be respectful of all ARS employees and tenants within the communities.
- Seasonal: Hazardous weather preparation for prevention
- Landscape: sprinkler head repairs, etc.
Qualifications
- Minimum of 5+ years of proven experience in maintenance.
- Ability to handle physical tasks including lifting heavy objects, climbing ladders, and operating work vans.
- Certifications Required.
- Skills: carpentry, plumbing, electrical, HVAC, etc.
- Licenses/Certifications in these fields are highly preferred.
- Have a valid Driver’s License, car, and a clean criminal and driving record.
- Flexibility in availability, including evenings, weekends, holidays, and on-call rotations.
- Strong organizational and communication skills, both written and verbal.
- Demonstrate professionalism and integrity in all interactions.
- Successful completion of background check, drug screen, and MVR check.
- Proficiency in using smartphones and/or tablets.
- High School graduate.
