Key Responsibilities

  • Oversight and management of all eviction cases, ensuring compliance with state and local laws.
  • Verification of vacant units, documentation of abandonment, and coordination of lock changes or rekeying.
  • Collaboration with legal counsel to file and track unlawful detainer actions and court cases.
  • Representation of the company in court hearings, mediations, and settlement discussions when necessary.
  • Ensuring proper legal notices (e.g., Pay or Quit, Notice to Vacate) are served and documented.

Vacant Unit Security & Property Protection

  • Confirmation that all vacated units are properly secured and boarded up when necessary.
  • Coordination with maintenance teams and vendors to install security measures, including door and window reinforcements.
  • Conducting routine inspections to monitor vacant units for unauthorized entry, vandalism, or safety concerns.
  • Working with security personnel and law enforcement to prevent unauthorized occupancy.

Trespasser & Unauthorized Occupancy Management

  • Identification of unauthorized occupants and taking appropriate legal action to remove them.
  • Collaboration with local law enforcement and security teams to ensure safe and lawful removals.
  • Maintenance of detailed records of trespassing incidents and resolutions.

Court Case & Documentation Management

  • Tracking all active eviction and legal cases, ensuring deadlines and court dates are met.
  • Maintaining organized records of court filings, property inspections, and resident communications.
  • Providing management with regular reports on eviction case status and legal proceedings.

Tenant & Stakeholder Communication

  • Collaboration with property managers to coordinate eviction timelines and minimize vacancy loss.
  • Professional communication with tenants facing eviction, offering legal compliance guidance and, when applicable, assistance in securing alternative housing.
  • Collaboration with attorneys, government agencies, and law enforcement to ensure smooth legal processes.

Requirements

  • Bachelor’s degree in Business, Property Management, or a related field (preferred but not required).
  • 3+ years of experience in property management, evictions, or legal proceedings related to real estate.
  • Strong knowledge of landlord-tenant laws, eviction procedures, and property security best practices.
  • Experience working with court systems and legal documentation.
  • Excellent organizational skills and attention to detail.
  • Ability to handle high-stress situations professionally and with discretion.
  • Proficiency in property management software (e.g., AppFolio, Yardi, Rent Manager) is a plus.
