Resident Building Caretaker
About the role
The Resident Building Caretakers are responsible for performing general housekeeping, light maintenance, and upkeep of common areas within the building. They also handle on-call coverage for building emergencies and assist with seasonal tasks.
Responsibilities
- Maintain cleanliness of common areas including vacuuming, dusting, mopping, carpet shampooing, and window cleaning.
- Clean guest rooms and party rooms as needed.
- Transfer dumpsters for garbage and recycling pickup.
- Check and balance pool and spa chemicals.
- Replace HVAC filters in common areas.
- Perform seasonal and scheduled projects as needed.
- Assist with snow removal as needed.
- Provide after-hours coverage for building emergencies.
- Perform light maintenance tasks as outlined.
- Avoid and maintain cleanliness of the exterior grounds.
- Use a sweeper machine in the garage as needed.
- Communicate concerns and recommended solutions to the Association Manager.
- Follow safety procedures and maintain a safe work environment.
- Perform other tasks as assigned.
Requirements
- High School Diploma
- Boilers License or ability to attain
- Previous residential or commercial cleaning and light maintenance experience
- Certified Pool Operator (CPO) license or ability to attain
- Proactive with good time management skills, attention to detail, and ability to meet deadlines
- Flexible in adjusting work responsibilities as necessary for the building
- Strong communication and time management skills
- Confidentiality and courtesy among residents and staff
- Ability to manage various projects simultaneously
- Flexible, problem solver, quick learner, honest, reliable, and motivated with a pleasant, positive attitude
- Able to manage vendors on-site
- Able to work independently and perform quality work daily without direct supervision
- Able to interact professionally with fellow associates, residents, contractors, and vendors
- Ability to lift up to 30 lbs. following appropriate safety procedures
- Ability to work in various positions, including bending over, stooping, squatting, kneeling, and standing for extended periods of time
- Ability to walk the property quickly and easily as required to meet the job functions
- Ability to reach with hands and arms
- Ability to walk and climb stairs
- Ability to work in different environmental conditions (e.g., heat, cold, wind, rain, humidity)
- Ability to climb ladders and work at heights above ground level (8 feet)
- Ability to sit at a desk
- Ability to use a keyboard, computer, and applicable software and equipment

Benefits
As a full-time non-exempt associate, you will be eligible for full comprehensive benefits to include your choice of multiple medical plans, dental, vision, EAP services, Life Insurance, and Long-Term Disability coverage. Pay
$18 - 20 an hour. Total compensation package includes the caretaker unit (1 bedroom/1 bathroom) and 1 garage stall.
