The Apartment Resident Manager oversees the daily operations of Vistas Apartments, a 84-unit affordable housing community in Van Nuys, CA. Key responsibilities include property management, leasing, resident relations, compliance, and financial management.
Duties And Responsibilities
- Serve as the primary point of contact for prospective residents, providing detailed information and assisting with lease execution.
- Oversee unit turnovers, ensuring efficient preparation of apartments for new residents.
- Enforce community rules and policies, creating a peaceful and supportive environment.
- Coordinate maintenance and repair activities with the maintenance team and external contractors.
- Conduct routine property inspections to maintain cleanliness, safety, and compliance with local and federal regulations.
- Manage on-site staff, including scheduling and task delegation.
- Assist with rent collection and manage delinquencies, adhering to affordable housing guidelines.
- Support the Regional Property Manager in managing the property's operating budget and controlling expenses.
- Prepare financial reports and occupancy reports for RHF and regulatory agencies.
- Process property invoices accurately and on time.
- Assist with regulatory audits and inspections by providing necessary documentation and reports.
Qualifications
- High school diploma or equivalent required; related experience in property management or business administration preferred.
- Minimum of 3-6 years of experience in property management, preferably in HUD and affordable housing or senior living.
- Familiarity with property management software (e.g., Yardi, RealPage) is a plus.
Skills And Abilities
- Strong organizational and multitasking skills, with the ability to manage multiple priorities.
- Excellent verbal and written communication skills.
- Strong problem-solving abilities and professionalism in addressing resident concerns.
- Proficient in Microsoft Office Suite (Word, Excel, Outlook) and property management software.
- Ability to work independently and collaboratively, with strong leadership skills.

- This position requires the selected candidate to reside on-site as part of their role.
- Flexible schedule, including occasional evenings and weekends.
- Must pass all pre-employment screening requirements, including reference verification.
Physical Demands and Work Environment
- Work involves walking, standing, and occasional lifting during property inspections or unit turnovers.
- Ability to sit or stand for extended periods and operate office equipment.
- Work environment combines office and on-site tasks, with occasional exposure to outdoor elements.
Compensation

- The anticipated base pay range for the position is $28.00-$28.00 per hour.
