Regional Property Manager - West Coast Portfolio (Chicago)

About the Role

FLATS operates multifamily communities across California, Nevada, and Washington, with additional ground-up development underway in Southern California. The Regional Property Manager will carry full accountability for the operational and financial performance of this portfolio while also supporting new lease-ups as communities come online. This is a hybrid role based in the Chicago area, with consistent travel throughout the portfolio.

Responsibilities

  • Own annual budget development, monthly variance analysis, and NOI performance across the portfolio, including reviewing T-12s, identifying delinquency trends, and analyzing operating expenses against service quality.
  • Present clear performance narratives to ownership groups and investors, and weigh in on capex recommendations.
  • Oversee projects that affect both asset value and resident experience.
  • Conduct regular site inspections and partner with facilities and maintenance teams on preventative maintenance execution.
  • Hold onsite teams accountable to FLATS' brand and compliance standards, including Fair Housing, ADA, and OSHA compliance.
  • Manage vendor relationships and emergency response protocols.
  • Support new developments transitioning from construction to lease-up to ensure smooth processes.
  • Recruit, coach, and develop Property Managers across geographically dispersed markets, fostering a culture of accountability through consistent communication and presence.

Requirements

  • Active real estate license.
  • At least 3 to 5 years of multifamily experience, including regional or multi-site oversight.
  • Genuine financial fluency: budget management, forecasting, and a track record of driving NOI.
  • Experience supporting lease-ups or new development transitions, not just stabilized assets.
  • Comfort operating independently across markets without waiting for direction.
  • Strong instincts for owner and investor communication, including the ability to present performance data with confidence.

Career Trajectory

This role builds the full stack of regional leadership skills: multi-market financial oversight, lease-up experience, team development across dispersed sites, and direct ownership relations. These competencies lead to VP of Operations, Director of Asset Management, or senior leadership roles at larger ownership groups and third-party management firms. Regional experience at a company actively expanding its footprint tends to compress this timeline due to the visibility of real problems and high stakes.
