Regional Property Manager
About the Role
We are seeking a Regional Property Manager to join our regional/corporate office in a hybrid role, with 3 days in the office and 2 days working remotely after the training period. The Regional Property Manager will manage property operations and maintenance of assigned portfolios to maximize NOI.
Responsibilities
- Drive decisions regarding fiscal and physical performance of the assigned portfolio to meet NOI objectives, including reducing open A/R balance, increasing income, growing rents, managing operating expenses, analyzing troubled tenants, and preparing budgets, monthly, and annual financial reports.
- Collaborate closely with the regional officer to understand and execute the leasing plan for the calendar year.
- Stay knowledgeable about market conditions and the health of tenants within assigned portfolios.
- Oversee the physical plant, including improvements through capital expenditures and ensuring the safety of centers.
- Develop, manage, inspire, and motivate the property management team to ensure optimal production goals, accuracy, and customer service.
- Engage in succession planning by coaching and developing team members’ talents and assisting in the creation of individual development plans.
- Foster relationships with tenants and the community, promoting Regency’s brand through participation in regional events.
- Oversee tenant improvements and work closely with the investment team on redevelopment planning and implementation.
Requirements
- Bachelor’s degree in Business Administration, Finance, Accounting, or a related field.
- Real estate license preferred.
- Member of ICSC and regular attendance at local events preferred.
- Experience managing retail properties (e.g., shopping centers, malls) required.
- Property management experience overseeing a minimum of 1.5M square feet preferred.
- Quantitative and analytical skills.
- Knowledge of GAAP, leasing, contracts, and industry-related terminology.
- Intermediate-level proficiency with Microsoft Office software, email, and internet research.
- Working knowledge of JD Edwards or other accounting software preferred.
