About the role
This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. The Regional Property Manager develops and implements effective property management strategies, ensures high tenant satisfaction, and optimizes financial returns for property owners. This position coordinates and leads property management teams, collaborates with various stakeholders, and maintains a strong understanding of real estate market trends in the region.
Responsibilities
- Ensure the portfolio and individual communities meet established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing action plans to achieve results.
- Collaborate with Community Managers (CMs) and regional support services leaders to improve asset and team performance.
- Take ownership of and implement local and national operational initiatives, championing change and ensuring adoption of revised protocols at all properties.
- Oversee and manage budgets, ensuring financial targets are met or exceeded.
- Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management.
- Foster positive relationships with tenants and address their concerns promptly; implement tenant retention programs to minimize turnover and vacancy rates.
- Collaborate with leasing teams to develop and implement effective marketing strategies and ensure optimal occupancy rates.
- Oversee maintenance programs to ensure properties are well-maintained and in compliance with regulations; conduct routine site and safety inspections.
- Communicate concerns and requests for capital to provide for the physical upkeep of each property in the portfolio.
- Implement preventative maintenance plans to extend the life of assets.
- Stay current with local, state, and federal regulations affecting property management; ensure properties comply with all relevant codes, laws, and regulations.
- Identify and mitigate potential risks related to property management and ensure appropriate insurance coverage.
- Conduct market research and analysis to identify opportunities for property improvement and stay ahead of market trends.
Requirements
- Bachelor’s or Master’s degree from an accredited college or university preferred in Business, Real Estate, or related fields.
- Proven experience in a leadership role managing diverse properties.
- Proficiency in property management software (preferably Yardi and/or RealPage), word processing, spreadsheet, and database management applications.
- Strong financial acumen and analytical skills.
- Excellent communication and team management skills.
- In-depth knowledge of real estate laws, regulations, and market trends.
- Ability to create and manage stakeholder relationships.
- Minimum of 3 years of relevant experience.
- Real Estate license required in specific markets, otherwise preferred.
- Industry certifications (e.g., CPM, CAPS, CAM) preferred.
Pay
The salary range for this position is $125,000–$135,000.
Additional compensation may include participation in a quarterly or annual bonus program based on individual and company performance.
