Project Manager/Turnkey Supervisor

Role And Responsibilities

• Determine Capital Project needs, constraints, and responsibilities to meet all the customer’s facilities requirements.
• Cook with sales to provide data needed to assemble project scope.
• Cook project specific engineering.
• Develop scope of work and project specifications.
• Supervise the work of technicians and helpers.
• Organize, plan, schedule and delegate work, labor and equipment.
• Cook project schedule.
• Work with engineering to determine equipment specifications and procure materials.
• Prepare and issues purchase orders for subcontractors.
• Approve invoices.
• Provide complete closeout documentation and warranty coverage.
• Responsible for reviewing and maintaining cost estimates of material, sub-contractors, purchased equipment and other project related activities.
• Work with engineering on the specification and pricing of purchased equipment to ensure accuracy of quantity, size, configuration, voltage, options etc.
• Optimizes job costs by negotiating prices with vendors/sub-contractors.
• Document work by maintaining files for each job.

Qualifications And Requirements

• Successful candidate must possess a Bachelor’s degree or equivalent from a two-year college, military training or technical school with a minimum of 5 years ‘experience or an equivalent combination of education and experience, to include:
• Chilled water systems.
• Boilers.
• Domestic water systems.
• Package, VAV, and split systems.
• Exhaust and makeup air.
• Previous experience managing a team.

Preferred experience with PE a plus

Regular and supervisory probation period required, if applicable.

Random drug testing required.

Valid driver’s license and acceptable driving record required.

Must successfully pass a background check & drug test.

Physical Demands: Frequent sitting, occasional stooping, crouching, kneeling, balancing, and climbing. Frequent standing, walking, reaching and gripping. Clear speaking and adequate hearing sufficient to communicate effectively and respond appropriately in-person and/or on the telephone, vision sufficient to read source materials and computer screen data, and repetitive motions for computer equipment use. Material Handling: Frequent lifting up to 50 lbs. and constant lifting up to 25 lbs., placing this position in the very heavy physical demand classification (PDC).

Work Environment: Exposure to weather, extreme heat or cold, high noise intensity level, atmospheric conditions, exposure to electrical shock, exposure to toxic or caustic chemicals, wet and/or humid, vibration, proximity to moving mechanical parts, working high exposure places (job sites) and/or an office environment with conditioned air and bright lights.
