Responsibilities
- Lead the project planning and scheduling, resource allocation, project accounting, communication, and control.
- Provide technical direction and ensure compliance with quality standards on one or more projects.
- Promote job site safety, encourage safe work practices, and rectify job site hazards immediately.
- Complete periodic job site safety inspections and provide copies to the superintendent for follow-up on safety violations.
- Support the superintendent in compliance with the company safety plan and ensure that all safety and health standards are posted on the jobsite.
- Review and update project estimate pricing, complete timely and thorough buy-out procedures, prepare lists of subcontractors and suppliers for quotations, prepare quantity take-off sheets, and prepare detailed scope of works for each trade.
- Manage the budget, track project expenses, minimize exposure and risk in the project, ensure all required administrative and field paperwork is completed weekly, including the review and approval of all invoices, coordinate owner billings with accounting, and track payments from owners.
- Prepare project estimates for major tenant improvements and major project revisions, prepare the project schedule with the superintendent prior to the start of the project, monitor job progress for compliance with the project plan and schedule, provide monthly updates, and report monthly job cost projections.
- Create and update a detailed submittal log ensuring that all submittals are received and reviewed by all parties involved with the project.
- Create teams, develop objectives/goals of each, assign individual responsibilities, direct project superintendents, coordinate the efforts of all parties involved in the project, oversee the construction project from start to finish, monitor the progress of the construction activities on a regular basis, hold regular status meetings with all sub-teams, produce meeting minutes in a timely manner and distribute to all parties for record and follow up, conduct periodic inspections of construction sites, assure the quality of the overall project by utilizing the Zero Punch list program, report on the status of the project as accurately as possible with emphasis on the anticipated cost to complete, ensure the President is made aware and has the needed information on any problems that may be of corporate interest, track awarded contracts as required, acquire thorough knowledge of plans, specifications, and project conditions, and prepare the project close out manual and plans for the owner and review the final product with the owner or owner’s representative.
- Communicate effectively with subcontractors responsible for completing various phases of the project, complete contract to subcontractor/vendor and ensure that signed contract is received prior to any major work activities taking place, evaluate performance of subcontractors/suppliers, upon completion of the project provide an overview of which subcontractors/suppliers surpassed expectations and which fell below expectations, verify with the Office Manager that all subcontractors have proper licenses, insurance information, up-to-date Labor and Industries payments, and financial capabilities to complete their work, coordinate with construction personnel regarding construction practices, techniques, strategies, and procedures.
Qualifications
The ideal candidate should have at least 10 or more years of experience in Commercial Construction Project Management.
Thorough knowledge of plans, specifications, and project conditions is required.
Ability to promote job site safety, encourage safe work practices, and rectify job site hazards immediately is essential.
