About the role

The Team You Will Join: Every successful project starts with a solid foundation. As such, Lifestyle Communities’ (LC) Construction team operates at the forefront of our commitment to creating participation-driven communities. You’ll join a talented team responsible for urban and suburban product types and quality offerings, including commercial, social, and residential spaces.

Responsibilities

  • Oversee multiple projects across our Construction portfolio with a $2B+ projected development pipeline.
  • Manage several aspects of the construction development process to build assigned suburban and multifamily projects in accordance with approved plans, budgets, and schedules.
  • Lead and mentor multiple site-level project management teams, ensuring that our company’s vision and culture are top priority in everything we do.
  • Participate in budget preparation for assigned multifamily projects and complete job cost analysis and monthly reporting to track actual job costs and variances.
  • Complete forecasting related to all aspects of construction development and maintain templates for monthly reporting.
  • Provide regular detailed reporting for assigned projects, including resource allocation, project status, completion projections, any variances from contract documents, and forecasting of future needs to reach project completion.
  • Determine priorities and delegate work, monitor, and communicate progress.
  • Establish measures to assess the impact, quality, and timeliness of results.
  • Direct decisions to adhere to project budgets.
  • Ensure project quality control plan is in effect and followed.
  • Assist with hiring subcontractors and assist management with respect to contracting, scheduling, quality control, approving completed work and payments.
  • Participate in subcontractor evaluation, bid analysis review, and award recommendation.
  • Monitor and communicate project related issues, scope changes, variances, and contingencies that may arise during the construction of the project to senior leadership.
  • Identify and facilitate executable solutions to the project challenges that arise.
  • Assists in preparing detailed estimates and creation of scopes of work to support budgets and complete the “buyout” of assigned projects.
  • Develop and maintain contractor relationships on assigned projects to maintain standards as to budget, schedule, and quality.
  • Oversight of multiple projects, ability to regularly check in at various sites across designated region.
  • Provide feedback, instruction, and development guidance to Sr. Project Managers to help drive projects forward and support individuals in future growth opportunities.
  • Coordinate plan approvals and permitting to adhere to project schedules.
  • Coordinate product changes and enhancements as directed.
  • Manage communication with field team members to ensure their awareness on product changes and schedule variances.
  • Review and ensure that the field team members are adhering to safety policies and procedures.
  • Works directly with the Development team to onboard new and potential projects.
  • Invests deeply in the growth and success of self and others through LC’s five leadership behaviors: Humility, Caring, Curiosity, Courage, and Grit.

Qualifications

  • Extensive experience in a senior leadership role within the construction industry, preferably operating in a General Contractor role with a track record of successfully managing large-scale (25-100+acre) developments of new communities, having worked for national multifamily builders, specifically working on townhomes, apartment buildings, and mixed-use developments.
  • Ability to analyze performance indicators, financial statements, and industry reports while possessing strong financial acumen.
  • Successful management of General Contractor Licenses and the ability to procure and maintain licenses in the states which the company performs work including SC, NC, TN, OH, TX, CO, FL.
  • Proven track record of leading successful multifamily construction projects from conception to finish in current states in which the company operates including TN, SC, NC, TX, CO, FL.
  • Understanding and capability to evaluate ways to cut costs while improving programs, performance, and policies.
  • Comfortable working in a fast-paced environment, keeping multiple projects moving forward at the same time, with the ability to pivot quickly and successfully as the market and other factors dictate.
  • Excellent leadership and management skills, with the ability to motivate and develop teams of professionals.

  • Demonstrated ability to negotiate and execute all types of construction related permits and plan approvals.
  • Familiarity with software tools and platforms commonly used in the construction industry such as GIS, CAD, ProCore, Excel, and other project management software.
