About the role
The Facilities Supervisor oversees all maintenance, custodial, and facilities operations for Discovery House at the University of Maryland, a residential community serving 741 residents. This role leads the Facilities team, manages day-to-day operations, and ensures the property is safe, clean, well-maintained, and operating efficiently. The Facilities Manager partners with campus stakeholders, vendors, and staff to deliver a high-quality residential experience while supporting long-term asset preservation and operational excellence.
Essential Duties And Responsibilities
- Oversee all maintenance, custodial, and grounds-related services, ensuring high standards of cleanliness, safety, and functionality throughout the community.
- Develop and manage preventive maintenance programs to preserve assets, reduce downtime, and extend the life of building systems and equipment.
- Monitor and prioritize work orders, service requests, and emergency maintenance needs, ensuring timely resolution.
- Conduct routine inspections of facilities and custodial operations to identify deficiencies and implement corrective actions.
- Coordinate maintenance and cleaning activities with internal teams and external vendors to ensure efficient service delivery.
- Maintain accurate records of maintenance activities, inspections, and operational performance.
- Supervise, train, and develop Facilities staff, including onboarding, coaching, scheduling, and performance management.
- Establish clear expectations, provide ongoing feedback, and conduct performance evaluations.
- Assign and monitor workloads to ensure operational efficiency and adequate coverage.
- Foster a positive, accountable, and customer-focused team culture.
- Address employee relations and performance concerns in accordance with company policies.
- Monitor facility operations and identify opportunities for process improvements and operational efficiencies.
- Coordinate maintenance schedules around resident occupancy, turnover periods, and special events.
- Oversee payroll, timekeeping, inventory management, key control systems, and waste/recycling operations.
- Manage vendor and contractor relationships, ensuring compliance with service agreements and performance expectations.
- Support compliance with health, safety, and operational regulations through inspections, training, and corrective action follow-up.
- Monitor expenditures and assist with budget management, invoice processing, and expense tracking.
- Remain available for emergency response and provide support to after-hours staff as needed.
- Utilize operational data and reporting to support planning, decision-making, and continuous improvement initiatives.
Qualifications
- A high school diploma or GED is required.
- A minimum of 4 years of experience in student housing maintenance, property maintenance, building operations maintenance, or a related field is required.
- Experience supervising, training, and developing full-time employees in property maintenance, facilities, and custodial positions is required.
- A strong knowledge of building systems, including HVAC, plumbing, electrical, fire/life safety, and mechanical systems is required.
- Experience managing preventive maintenance programs, work order systems, vendor relationships, and service contracts is required.
- The ability to analyze data, prepare reports, manage budgets, and identify opportunities for process improvement is required.
- Strong organizational, problem-solving, and project management skills with the ability to prioritize multiple responsibilities in a fast-paced environment are required.
- Strong interpersonal and communication skills with the ability to collaborate effectively with residents, staff, campus partners, contractors, and vendors are required.
- Proficiency with Microsoft Office and facilities management software systems is required.
- The ability to move and lift to 50 lbs and navigate up and down stairs is required.
- The ability to participate in an on-call rotation and respond to campus within 30 minutes for after-hours emergencies is required.
