Essential Job Functions
- Develop and execute comprehensive revenue management strategies for both hotels.
- Maximize room revenue through effective pricing, inventory controls, and distribution management.
- Analyze market trends, competitor performance, and demand patterns to identify revenue opportunities.
- Manage transient, group, and extended-stay business mix to achieve optimal profitability.
- Monitor and adjust rates daily based on market conditions, demand forecasts, and booking pace.
- Ensure proper yielding of room inventory across all distribution channels.
Forecasting & Analysis
- Prepare weekly, monthly, quarterly, and annual forecasts for occupancy, ADR, RevPAR, and revenue.
- Conduct pace and pickup analyses and recommend strategic adjustments.
- Analyze STR reports, Marriott reporting tools, and market intelligence to identify performance opportunities.
- Prepare detailed revenue reports and presentations for ownership and senior leadership.
- Monitor market share indices and implement action plans to improve performance.
Distribution Channel Management
- Oversee rate and inventory management across Marriott channels, OTAs, GDS, and third-party platforms.
- Ensure rate parity and consistency across all booking channels.
- Evaluate channel performance and cost of acquisition to maximize net revenue.
- Collaborate with Marriott Revenue Management resources to ensure alignment with brand initiatives.
Sales & Marketing Collaboration
- Partner with the Dual Director of Sales to develop pricing strategies for negotiated accounts, group business, and special promotions.
- Participate in weekly sales strategy meetings and business reviews.
- Provide data-driven recommendations to support sales efforts and market positioning.
- Collaborate with Marketing to evaluate promotional campaigns and revenue opportunities.
Leadership & Communication
- Lead weekly revenue strategy meetings with hotel leadership teams.
- Communicate revenue strategies and business trends to General Managers, Sales Leaders, and Ownership.
- Provide guidance and training to hotel teams regarding revenue management principles and best practices.
- Foster a culture of accountability, collaboration, and continuous improvement.
Financial Management
- Assist in the preparation of annual budgets and long-range business plans.
- Identify opportunities to increase profitability while maintaining guest satisfaction and brand standards.
- Monitor departmental expenses and ensure efficient use of resources.
- Support ownership and management company initiatives related to financial performance.
Qualifications
- Education & Experience:
- Bachelor's degree in Hospitality Management, Business Administration, Finance, Marketing, or related field preferred.
- Minimum of 3–5 years of progressive revenue management experience in the hospitality industry.
- Marriott revenue management experience strongly preferred.
- Experience managing revenue strategy for multiple hotels preferred.
- New York City hotel market experience preferred.
- Knowledge, Skills & Abilities:
- Strong understanding of Marriott revenue management systems and reporting tools.
- Advanced proficiency in Excel, forecasting, and data analysis.
- Thorough knowledge of STR reports, market segmentation, and distribution channels.
- Excellent analytical, organizational, and problem-solving skills.
- Strong presentation and communication abilities.
- Ability to influence business decisions through data-driven recommendations.
- Ability to manage multiple priorities in a fast-paced environment.

About the Role
The Dual Director of Revenue Management is responsible for developing and implementing revenue optimization strategies for the Courtyard by Marriott Central Park and Residence Inn by Marriott Central Park. This position oversees all aspects of pricing, inventory management, forecasting, market analysis, and revenue strategy to maximize RevPAR, ADR, occupancy, and overall hotel profitability. The Director works closely with Sales, Operations, Finance, and Ownership to ensure revenue goals align with business objectives and Marriott brand standards.
