About the role

Associate Property Managers are responsible for maintaining communities to a market-ready standard, ensuring a high level of service at all times. They build and motivate high-performing teams to maximize property performance.

Responsibilities

  • Assist the Regional Property Manager with overall building operations.
  • Ensure smooth community operations in a fast-paced environment.
  • Oversee all property operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits.
  • Provide superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability.
  • Complete lease and renewal paperwork to company standards.
  • Track and evaluate advertising and client traffic.
  • Lead by example, maintaining and modeling the company’s mission to be the best national management company.
  • Supervise day-to-day operations of the on-site team, ensuring adherence to company policies and procedures.
  • Maintain effective on-site staff through interviewing, hiring, and coaching.
  • Maintain resident files according to company standards.
  • Foster a positive living environment through prompt conflict resolution and consistent follow-up.
  • Manage and maintain the community budget and finances.
  • Work with leasing staff to meet leasing and marketing goals.
  • Determine leasing opportunities and set performance goals for staff.
  • Perform any other related duties as required or assigned.

Requirements

  • Bachelor’s Degree preferred; High School Diploma, GED, Technical, or Vocational school required.
  • 3+ years of Property Management experience.
  • 1+ years of Management experience.

Skills

  • Effective communication and customer service skills.
  • Computer literate, including proficiency with Microsoft Office Suite and internet navigation.
  • General office, bookkeeping, and sales skills.
  • Excellent oral and written communication skills.
  • Ability to manage a team.

Work Environment

This job operates in a professional office environment, routinely using standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties in varying weather conditions is required.

Physical Demands

While performing the duties of this job, the employee may need to travel between floors, climb stairs, and move between buildings in varying outdoor weather conditions. The employee may remain in a stationary position (sit or stand) for 85% of the time and regularly use hands to operate office machinery. Regular walking, talking, and hearing are also required.

Pay

The compensation for this position ranges from $30.65 to $36.06 per hour, depending on factors such as geographic location, experience, and qualifications.
