About the role

This position serves as the operational leader of the maintenance department, overseeing the administrative and day-to-day operations of a maintenance organization of approximately 45 employees while directly supervising maintenance supervisors and department support staff.

Responsibilities

  • Serves as the operational leader of the maintenance department, overseeing the administrative and day-to-day operations of a large maintenance staff while directly supervising maintenance supervisors and department support staff.
  • Supervises and supports a team of approximately 5-8 maintenance professionals.
  • Manages daily maintenance operations across apartment homes, common areas, amenity spaces, and community buildings.
  • Coordinates service requests to ensure timely completion and outstanding resident satisfaction.
  • Schedules, assigns, and tracks work orders through property management software.
  • Assists with planning and coordinating preventive maintenance and property improvement projects.
  • Works alongside contractors and vendors to schedule and oversee on-site work.
  • Maintains property conditions and ensures prompt correction of safety concerns.
  • Supports compliance with Fair Housing, OSHA, local, state, and federal regulations.
  • Manages employee coaching, performance evaluations, corrective actions, and ongoing development.
  • Reviews employee timekeeping and attendance records for payroll accuracy.
  • Assists with hiring, onboarding, and offboarding maintenance employees.
  • Processes purchase orders, invoices, and maintenance-related documentation.
  • Helps maintain efficient procurement and operational processes that support the maintenance department.

Requirements

  • Bachelor's degree or a combination of education and related experience
  • Minimum of two years of maintenance leadership, facilities management, apartment maintenance, or property management experience
  • Previous experience supervising maintenance teams
  • Strong knowledge of building systems, including electrical, plumbing, mechanical, and general maintenance operations
  • Experience using property management software and Microsoft Office (Excel, Outlook, Word)
  • Excellent organizational, communication, and problem-solving skills
  • Ability to prioritize multiple projects in a fast-paced environment
  • Fair Housing certification (or ability to obtain if applicable)
