Attend progress, commercial and pre-start meetings with clients, project teams and subcontractors. Work closely with site teams so that changes to the original scope (additional areas or materials found, revised access or sequencing) are identified and recorded as they happen. Valuations and payment Measure and value completed work and submit monthly Applications for Payment that accurately reflect progress, in line with contractual dates. Check client payment notices and certified amounts against applications and support the recovery of outstanding debt and retentions. Value and authorise subcontractor applications, issuing payment and pay less notices in line with the subcontract and the Construction Act. Check and code supplier and subcontractor invoices against orders and the project budget. Change control Capture, price and submit variations and compensation events, maintaining an up-to-date change register through to agreement. Issue contractual notices (e.g. early warnings, notifications of change and delay) within the time periods required under JCT, NEC and bespoke contracts. Recalculate project costs and forecasts when the scope changes. Cost control and reporting. Monitor actual costs against budget throughout the project (labour, plant, materials, subcontract and waste disposal), identifying variances and opportunities to protect margin. Prepare monthly Cost Value Reconciliations (CVRs) and forecasts for review and approval by the Commercial Manager. Prepare and maintain accurate cash flow forecasts. Support the monthly WIP process and other reporting, including aged debt. Final accounts and relationships Prepare and agree interim and final accounts with clients and subcontractors within contractual deadlines. Build and maintain good relationships with clients, subcontractors and suppliers. Act as the link between the commercial and site teams, making sure commercial information flows both ways.
