About the role

This position serves as the Assistant Maintenance Manager for HHHunt's Abberly Woods apartments. The role involves assisting the Maintenance Manager, managing a team, and ensuring the property is clean, safe, and neat for residents and staff.

Responsibilities

  • Absorb and respond to the on-call schedule for emergencies after hours.
  • Recommend and assist in the preparation of the budget to ensure the community has sufficient inventory for repairs and assist with capital project completion.
  • Organize and complete daily tasks such as curb appeal, move-out inspections, turnovers, service requests, and capex projects.
  • Build and manage relationships with vendors and other contractors to ensure work meets or exceeds company and government standards.
  • Assist and recommend to the Maintenance Manager the completion of all scheduled community and preventative maintenance inspections.
  • Notify the Maintenance Manager of any schedule changes, delays, or complications affecting work completion.
  • Communicate with the Maintenance Manager and office team daily to stay informed of changes or address concerns.
  • Deliver high-level customer service that upholds company goals, policies, and standards.
  • Maintain the team’s required company, local, state, and federal training and certifications by scheduling when needed, both in-person and virtually.

Requirements

  • High School diploma or equivalent and 4 years of experience in an Apartment Maintenance Technician or related field, or trade school certification in HVAC, carpentry, plumbing, electricity, or related field and 3 years of experience.
  • EPA 608 Type I & II certification required.
  • CPO certification required.
  • CAMT designation required.
  • Demonstrated knowledge in HVAC, Plumbing, Electrical, Appliances, Landscape, Painting, Carpentry, and Swimming Pools.
  • Demonstrated ability to use a smart device and a computer.
  • Demonstrated ability to provide a high level of customer service.
  • Demonstrated ability to work in a fast-paced environment with competing priorities and deadlines.
  • Demonstrated ability to lead a diverse team productively.
  • Demonstrated ability to work outside for long periods in various weather conditions.
  • Valid driver’s license required.
