Transaction Manager

Responsibilities

• Aid in the implementation of portfolio plans aligned with clients' goals.
• Maintain awareness of critical lease dates and promptly inform the broker team.
• Collaborate with Cushman & Wakefield and external brokers to negotiate business terms for various transactions.
• Coordinate client deliverables with in-state and out-of-state broker teams and ensure alignment with broker team expectations.
• Analyze lease documents, building, and market information to prepare occupancy cost analyses for clients.
• Create comprehensive lease abstracts and utilize various platforms to monitor large client portfolios.
• Manage the flow of key documentation and client communications, ensuring accuracy and alignment with client expectations.
• Conduct financial analyses for Industrial and Office tenant representation transactions, including cash flow analysis, sublease analysis, lease vs. buy comparisons, and interpretation of key deal points.
• Create summaries of proposals and interpret their financial impacts over the life of a deal.
• Track and report on the day-to-day activities of the broker team on behalf of the client.
• Manage a database of transaction activity and ensure its accuracy.
• Present transaction activity to clients and lead or facilitate client meetings.
• Provide suggestions for process and technical improvements related to the transaction process.
• Assist in the development of standard forms and procedures.
• Implement standardized processes to enhance efficiency and add value.
• Affirm transactional performance and ensure all client and broker engagement documentation is executed.
• Coordinate the field broker selection process, determine client needs, and communicate project parameters.
• Negotiate and manage transactions, coordinate legal reviews of all client leased/owned documents, and ensure accuracy of financial data and reporting.
• Resolve landlord/tenant disputes and coordinate client site visits/market tours.
• Avoid non-compliance with state real estate regulatory standards.
• Support the management of client rebate accounts.

Qualifications

• Obtain and maintain a state real estate salesperson license in Illinois.
• Minimum of 4 years of real estate experience in transaction management or corporate real estate – tenant representation.
• Ability to read and understand commercial real estate transaction documents, such as leases, purchase & sale agreements, sublease agreements, SNDAs, estoppels, assignment agreements, etc.

The compensation range for this role is $110,500.00 - $130,000.00.

Five (5) days per week in-office presence is required.

Skills

Self-motivated, detail-oriented, and process-driven professional with strong negotiation and collaboration skills. Proficiency in reading and understanding commercial real estate transaction documents is essential.
