About the role

The Sr. Marketing Manager, Single Family - Western Region supports the development and execution of marketing strategies across Southern Land Company’s single-family portfolio, with a focus on Denver, Colorado or Dallas, Texas, and key growth communities. This position reports to the Director of Marketing, Single Family - Western Region and collaborates daily with the Marketing, Sales, Development, and Community Lifestyle teams.

Responsibilities

  • Serve as the primary marketing contact for Single Family communities in Colorado and Texas.
  • Act as the liaison between builders, sales teams, agency partners, and vendors.
  • Support sales teams with marketing needs, promotions, lead generation efforts, and community initiatives including events and sponsorships.
  • Manage marketing calendar to ensure all marketing efforts across print, digital, social, email, and out-of-home are executed on time.
  • Collaborate with the graphic design team and agency teams on creative execution for each marketing effort.
  • Manage marketing projects within the project management system and ensure deliverables are completed on schedule.
  • Oversee community website, inventory, content updates, blog, social media channels, and marketing collateral.
  • Support builder marketing initiatives and community-wide promotional efforts.
  • Maintain community and Southern Land Company brand standards across all marketing efforts, social media channels, events, and customer touchpoints.
  • Execute monthly marketing initiatives and promotional campaigns across print, digital, social, email, and out-of-home.
  • Manage community social media channels and execute daily engagement efforts across Instagram, Facebook, and LinkedIn.
  • Prepare and distribute weekly sales and traffic reports.
  • Manage broker outreach and broker events.
  • Connect with sales teams following weekly reporting to gather insights on traffic trends, buyer feedback, inventory needs, and upcoming opportunities.
  • Lead local marketing outreach and local area events.
  • Handle copywriting and post blog content on community websites weekly.
  • Update collateral—brochures, flyers, maps, signage, and other marketing materials as needed.
  • Coordinate printing and distribution of marketing collateral to the sales office.
  • Coordinate community open houses weekly.
  • Manage 3D tours and virtual staging for all available inventory.
  • Update available inventory on community website daily.
  • Coordinate email creative needs with the design team and send eblasts weekly and enewsletters monthly via HubSpot.
  • Compile all content for quarterly lifestyle guides and work with design team to execute.
  • Manage all email marketing campaigns, including community inventory promotions, event communications, and builder marketing initiatives.
  • Collaborate with the Community Lifestyle teams on recurring resident events to drive traffic and engagement within the community.
  • Manage planning and communication efforts for all events, activations, and sponsorships.

Requirements

  • Bachelor’s Degree in Marketing, Communications, or a related field preferred.
  • 6-8 years of real estate marketing experience required; real estate developer experience preferred.
  • Exceptional communication and project management skills.
  • Ability to initiate required projects and tasks independently with a self-starter attitude.
  • Proficient in all Microsoft Office products including Outlook, Word, Excel, PowerPoint, etc.
  • Real estate experience across the Colorado and Texas markets preferred.

Skills

  • Proven track record in Integrated Marketing Communications and New Development Residential Marketing.
  • Strong understanding of digital marketing, including paid search, SEO, social media, Google Analytics, and website management.
  • ILS and Reputation Management experience.
  • Solid understanding of marketing analytics along with identifying historical data and trends.
  • Proficiency in Microsoft Office and experience/understanding of Yardi, Engrain, Anyone Home, Peek, and Evolution software.
  • Demonstrated ability to meet deadlines while maintaining professionalism, and to effectively handle confrontational situations with objectivity.
  • Outstanding writing, art direction skills, and a top-tier creative orientation.
  • Leadership experience with a proven record of strategic growth initiatives.
  • Excellent organizational, time management, and interpersonal skills, with the ability to work both independently and as part of a team.
  • Ability to work under pressure, manage multiple projects simultaneously, and adapt to changing priorities and deadlines.
  • HubSpot (CRM) experience preferred.
  • Experience with digital advertising including paid social media, Google digital display and retargeting, SEM, and PPC campaigns a plus.

Pay

The salary range for this position is $105,000 to $120,000, depending on experience.
