Service Manager (Dulles Glen Apartments)

Responsibilities

• Manage maintenance team of two staff members.
• Perform electrical, plumbing, carpentry, appliance repair, and painting tasks.
• Organize and manage programs required by State and Federal jurisdictions.
• Meet with and direct contractors as needed.
• Work closely with the Property Manager to ensure all areas of the property meet Van Metre standards.
• Manage the facility side of the budget.
• Repair and treat structures such as showers, sinks, appliances, doors/cabinets, walls, and building exteriors.
• Monitor pending vacant units and schedule vendors for the make‑ready process.
• Manage the daily flow of service requests.
• Submit required weekly reports to the corporate office.
• Maintain, repair, and replace HVAC systems with a working knowledge of their operation.
• Manage and carry out a 24‑hour emergency maintenance schedule.
• Schedule and complete a preventative maintenance program.
• Coordinate special projects as directed.

Requirements

• Maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.
• Demonstrate the necessary skills to effectively complete the duties listed above.
• Ability to follow oral and written instructions.
• Maintain effective and cooperative working relationships.

Education & Qualifications

• Previous maintenance supervisor experience (preferred).
• Bilingual in English & Spanish (preferred).
• CFC Certification (required).
• EPA Universal Certification (required).
• Strong understanding of appliance, electrical, and plumbing repair.
• Basic knowledge of HVAC systems and electrical circuitry.
• Current knowledge of OSHA, building, and safety standards.
• Provide own basic tools and be skilled in their safe use and maintenance.
• Valid driver’s license.
• Weekend work is required.

Pay

Hourly rate: $32.00–$34.00 (commensurate with experience, education, training, and skills). $8,000 annual bonus potential (paid quarterly) plus renewal commissions and bonuses.

Schedule

• Weekend work required.
• 24‑hour emergency maintenance coverage.
