About the role

Working directly under our Regional Managers, Senior Property Managers are energetic, hands-on leaders who move with urgency to serve our communities and staff. They assist with training, conduct inspections, oversee property operations, and tackle delegated tasks from regional managers. This role requires daily travel between properties, occasional overnight stays, and a commitment to leading by example.

Responsibilities

  • Oversee daily operations of apartment communities, ensuring effective budget management, resolution of resident concerns, and compliance with affordable housing regulations.
  • Mentor junior property managers and provide training as needed.
  • Resolve complex maintenance and leasing issues.
  • Commute daily between properties, with occasional overnight travel depending on distance and duration.
  • Assist with budget preparation and audit ledgers.
  • Communicate key property, personnel, and resident issues to the regional manager.
  • Oversee vendor work, analyze systemic property issues, and resolve escalated concerns.
  • Provide strategic leadership, performance coaching, and succession planning.
  • Prepare properties for state, syndicator, and other inspections; assist with cures and ensure inspections are closed out.
  • Conduct site visits, attend property inspections, and assist with interior unit inspections across the portfolio.
  • Support property managers in accurate paperwork filing and compliance deadline management.
  • Attend regional and home office training and conferences as required.
  • Train new hires and property managers.
  • Analyze operational data to drive performance improvements.
  • Conduct weekly team meetings, quarterly in-person meetings, and assist with budget preparation.
  • Perform quarterly on-site visits in conjunction with the regional manager.
  • Report any employee, resident, property, health, or safety issues to the regional manager in a timely manner.
  • Uphold FWM standards of curb appeal and maintain professional conduct with staff, vendors, and residents.
  • Ensure consistent policy implementation across all sites.
  • Partner with HR on staffing plans, performance management, and training initiatives.

Requirements

  • 5+ years of LIHTC experience within property management.
  • High School Diploma or equivalent.
  • Knowledge and experience with LIHTC, HOME, and Section 8 programs.
  • Highly proficient in leading marketing and occupancy strategies.
  • Real Page Onesite experience is required.
  • Preferred: 2+ years in a management role.

Physical & Work Environment

  • Capable of walking and standing for extended periods in all weather conditions.
  • Ability to climb stairs for property tours and walk properties regularly.

Schedule

Full Time, 8:00 AM to 5:00 PM, Monday through Friday, with daily travel between properties.
