Senior Maintenance Technician
About the role
The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations.
Responsibilities
- Maintain and repair HVAC systems, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances.
- Respond to maintenance requests promptly and professionally.
- Maintain pool, hot tub, and other amenities.
- Ensure safety and cleanliness of buildings and grounds.
- Maintain exterior property for curb appeal.
- Schedule and document preventative maintenance and apartment turns.
- Conduct regular inspections of common areas and equipment.
- Supervise duties and outside contractors in the absence of the Maintenance Supervisor.
- Cook up and coordinate move-ins and move-outs.
- Afford safety meetings and compliance with policies and regulations.
- Report potential liabilities and ensure property compliance.
- Maintain inventory and assist in purchasing materials and supplies.
- Participate in resident functions and assist with posting notices.
Requirements
- High school diploma or equivalent required.
- HVAC-EPA (Type II) or EPA Universal certification strongly preferred.
- Certified Pool Operator (CPO) license strongly preferred.
- 2+ years of experience in property maintenance or a related field.
- Experience in supervising contractors preferred but not required.
Skills and Competencies
- Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances.
- Ability to read, write, understand, and communicate in English.
- Strong organizational and time management skills.
- Knowledge of safety regulations and compliance requirements.
- General computer skills including operating a mobile device.
- Superior customer service skills including the ability to manage difficult customers and/or situations.
- Ability to be on-call for after-hours emergencies.
- Ability to work a flexible schedule to include weekends, evenings and holidays.

Pay
The estimated rate of pay for this position is $25.42 - $33.04 per hour. The pay range displayed for this position is determined by skills and experience required, location and job complexity. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any).
