We need to output HTML fragment with headings for sections: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections that have real specific content. Must not repeat job title as heading. Must not include Job ID etc. Must preserve all substantive info, remove boilerplate (cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, application instructions). Also must not include sections with filler like "commensurate with experience". Must not create Pay/Schedule/Benefits unless posting actually states them. The posting includes compensation range and benefits details. So we can include Pay and Benefits sections. Schedule? Not mentioned. So we omit Schedule.
We need sections: About the role (maybe from intro), Responsibilities (list of duties), Requirements (maybe experience/education), Qualifications (maybe degree/experience), Skills (maybe competencies), Benefits, Pay.

We need to remove boilerplate: EEO, equal-opportunity, scam-warning, visa sponsorship, application instructions, etc. Also remove duplicated lines.
We need to keep substantive info: role description, responsibilities, requirements/qualifications/skills, benefits, pay, bonus maybe part of compensation? Could include bonus in Pay section or separate? The instruction: include Pay section only if posting actually states them. It states compensation range and bonus eligibility. So we can include Pay section with compensation range and note bonus eligibility.
Schedule not mentioned, omit.
Now decide sections:
- About the role: could be the introductory paragraph describing role and why Colliers. Use that.
- Responsibilities: the list of duties (the long list). Could be bullet list.
- Requirements: maybe education and experience requirements (Associate or bachelor’s degree preferred, 5 years relevant experience, experience with software). Could be separate.
- Qualifications: maybe the key attributes (exemplary ethics, detail oriented, etc.) Could be separate.
- Skills: maybe the core competencies list (knowledge of lease language, etc.) But we already used responsibilities list for duties; we could separate skills as the competencies like "Strong knowledge of commercial lease language..." etc. However the responsibilities list already includes many skill-like items. To avoid duplication, we could treat the long list as Responsibilities, and then Requirements as education/experience, Qualifications as personal attributes, Skills maybe not needed. But we need to follow instruction: prefer a few substantive sections over many thin ones. So we could combine some.
We need to include sections only when posting has real specific content. We have content for About the role, Responsibilities, Requirements (education/experience), Qualifications (attributes), Benefits, Pay. That's six sections. Could be okay.
We must not repeat job title as heading. So no
