We need to produce HTML fragment with sections: headings using for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We must only include sections that have real specific content. We must not repeat job title as heading. Must not include Job ID etc. Must remove boilerplate like EEO, legal, etc. Must preserve all substantive info.
We need to parse the posting.
Key sections:
- About You (maybe "About the role"? Actually heading "About You" describes role responsibilities. Could map to "About the role" or "Responsibilities". The instruction: use

We need to parse the posting.
Key sections:
- About You (maybe "About the role"? Actually heading "About You" describes role responsibilities. Could map to "About the role" or "Responsibilities". The instruction: use for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). So we need to decide which headings to use based on content.
We have content: "About You The Senior Lease Auditor is of the Lease Administration/Audit team and will have entry level skills in all areas of managing and performing lease audits related to OPEX, CAM, RET, Insurance and Utilities In this role, you will…" Then bullet list of duties.
Thus we can have About the role
with paragraph summarizing role, then - list of responsibilities.
Then we have "What Success Looks Like" which includes qualifications: Associate or bachelor’s degree preferred, experience with software, 5 years relevant experience, key attributes.
We can split into Requirements (experience, education), Qualifications (maybe skills), Skills (specific competencies). But we need to avoid thin sections. Perhaps combine into one "Requirements" section covering education, experience, software, attributes. Or separate "Qualifications" for degree/experience and "Skills" for competencies.
We also have Benefits section: details about medical, 401k, sick leave, vacation, holidays, parental leave, etc. Also mention bonus eligibility.
Pay section: compensation range $85,954 to $93,501.
Schedule: remote working arrangement out of Various locations listed. It says "This is a Remote working arrangement out of Various locations listed.***". So schedule: Remote.
Thus we have sections: About the role (or Responsibilities), Requirements, Qualifications, Skills, Benefits, Pay, Schedule.
We need to ensure we don't create sections with filler like "commensurate with experience". Not present.
We must not include boilerplate like EEO, legal, accommodation, etc. Must remove those.
We must preserve all substantive info: duties list, qualifications, benefits, pay, schedule.
Let's extract duties list from "In this role, you will…" then bullet-like sentences.
List:
- Familiar with pre-audit reviews of all annual expense reconciliations to ensure accuracy and compliance with the lease terms (charges such as CAM, operating expenses, real estate taxes, insurance, utilities, maintenance/repair, capital expenditures, etc.)
- Strong knowledge of commercial lease language and ability to interpret provisions related to landlord’s rights to pass through certain expenses to tenants.
- Must understand and be able to apply concepts related to Proportionate Share’s, Management and Administrative fees, Base Years, Gross up provisions, CAP’s, amortization of capital expenditures, GLA, GLOA, Co-Tenancy, among other lease provisions.
- Strong knowledge and understanding regarding the idiosyncrasy of different lease types such as commercial, retail, medical, industrial.
- Basic understanding of Stark Laws as it relates to medical clients.

- Be highly performance driven and able to process a high number of pre-audits annually.
- Oversee maintenance of account process, processes and playbooks working closely with Operations Director.

- Provide quality control reviews of Lease Auditor’s work and willing to assist with any disputes that were not addressed.

- Ability to research Tax websites for GIS/parcel maps and communicate with taxing authorities for more in-depth information for review
That's a lot; we can keep as list items.
Now qualifications/experience:
- Associate or bachelor’s degree in business, accounting, real estate, or similar field preferred.
- Working experience with commercial real estate database applications such as ProLease, Harbor Flex or CoStar and accounting software such as MRI or Yardi or other lease management database systems helpful.

- Exemplary business/work ethics, professionalism, and integrity.

Schedule:
- This is a Remote working arrangement out of Various locations listed.
We need to output only HTML fragment, no markdown fences.
We'll produce something like:
About the role
The Senior Lease Auditor is part of the Lease Administration/Audit team and will have entry‑level skills in managing and performing lease audits related to OPEX, CAM, RET, insurance and utilities.
- ...
...
Requirements
- Associate or bachelor’s degree in business, accounting, real estate, or similar field preferred.
- Working experience with commercial real estate database applications such as ProLease, Harbor Flex or CoStar and accounting software such as MRI or Yardi or other lease management database systems helpful.
- At least 5 years of relevant experience in commercial real estate lease administration and/or paralegal, accounting or property management fields, having worked on the landlord or tenant side.
Skills
- Strong knowledge of commercial lease language and ability to interpret provisions related to landlord’s rights to pass through certain expenses to tenants.
... many items ...
But we already have many skill-like items in responsibilities. Might be better to put all duty items under Responsibilities, and then have Skills for attributes like detailed oriented, communication, etc. However the instruction says use headings for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We can choose which to include.
We have a lot of duty items; we can put them under Responsibilities.
We can have About the role short paragraph, then Responsibilities list.
Then Requirements (education/experience). Then Skills (attributes like detailed oriented, communication, multi-task, ethics). Then Benefits, Pay, Schedule.
Let's extract attributes for Skills:
- Exemplary business/work ethics, professionalism, and integrity.
- Extremely detailed oriented with strong organizational, interpersonal, and communications skills.
- Works calmly in high-pressure situations with the ability to multi-task.
We could also include ability to interface with landlord reps, work with internal international teams, etc. But those are more responsibilities.
We'll keep Skills as those three.
Now Benefits list as above.
Pay: we can put a paragraph with the range and explanation.
Schedule: paragraph remote.
Now ensure we don't include boilerplate like "Applicants must be currently authorized to work in the United States..." etc. That's substantive? It's about work authorization; maybe we should keep? It's not in the list of headings but could be part of Requirements? It's a requirement: must be authorized to work in US full-time, no sponsorship. That's substantive. Should we include? The instruction says preserve ALL substantive information; do not invent or summarize away detail. So we should keep that info. Where to place? Could be under Requirements as a bullet.
Also "Direct applicants only please, no agencies." That's also a requirement/instruction but maybe considered application instruction; they said remove application instructions. So we should remove that line. Also "Applications will be accepted on an ongoing basis." That's application instruction; remove. "Colliers does not use AI-enabled tools..." that's boilerplate? Might be considered legal/EEO? Remove. "Make your next move an expert one and join us..." is marketing fluff; maybe remove as boilerplate? It's not substantive; could be removed. The instruction: Remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. So we should remove those.
Thus we keep: work authorization requirement.
Now let's craft HTML.
We'll need to escape any special characters? Not needed.
We'll produce:
