Senior Facilities Tech - Building Maintenance

Duties and Responsibilities

  • Perform skilled maintenance, troubleshooting, repair, and installation of HVAC, mechanical, electrical, and building systems.
  • Execute and coordinate preventive maintenance programs to ensure the reliability, efficiency, and longevity of facility infrastructure.
  • Monitor, operate, and maintain building automation and energy management systems to optimize performance and occupant comfort.
  • Respond to and resolve facility service tickets through the computerized maintenance management system (CMMS) in a timely and professional manner.
  • Create, manage, and maintain preventive maintenance schedules, work orders, and maintenance records.
  • Conduct routine inspections of HVAC equipment, mechanical rooms, electrical rooms, data centers, IDF/MDF rooms, and other critical facility infrastructure.
  • Diagnose equipment issues and develop recommendations and cost estimates for repairs, replacements, and facility improvement projects.
  • Maintain inventory levels of maintenance supplies, tools, and equipment necessary to support facility operations.
  • Provide technical guidance, training, and day-to-day support to the Team to ensure safe and effective execution of maintenance activities.
  • Read and interpret blueprints, schematics, technical manuals, and construction drawings related to building systems and equipment.
  • Maintain housekeeping standards in mechanical rooms, electrical rooms, workshops, storage areas, and other facility spaces.
  • Support office reconfigurations, furniture installations, moves, and other facility-related projects as needed.
  • Perform minor carpentry, drywall, painting, flooring, and general building repairs as required.
  • Promote and maintain compliance with all company safety policies, procedures, and regulatory requirements.
  • Cookinate and monitor vendor and contractor activities to ensure compliance with company standards, safety requirements, and contract specifications.

Skills and Competencies

  • Advanced knowledge of HVAC, mechanical, electrical, and building systems maintenance and repair.
  • Proficiency in building automation systems (BAS), and CMMS platforms.
  • Strong troubleshooting, diagnostic, and problem-solving skills across multiple facility systems.
  • Ability to execute and manage preventive maintenance programs.
  • Knowledge of commercial building infrastructure, including mechanical rooms, electrical rooms, data centers, and life safety systems.
  • Ability to read and interpret blueprints, schematics, technical drawings, and manuals.
  • Experience managing inventories, tools, equipment, and facility resources.
  • Strong understanding of workplace safety practices.
  • Ability to coordinate and oversee vendor and contractor activities.
  • Demonstrated leadership skills with the ability to train, mentor, and support junior technicians.
  • Strong organizational, documentation, and project coordination abilities.
  • Excellent customer service, communication, and teamwork skills.
  • Ability to prioritize work, manage multiple tasks, and respond effectively to emergencies and after-hours incidents.
  • Proficiency in general building maintenance, including carpentry, drywall, painting, flooring, and office reconfigurations.

Required Qualifications

  • A high school diploma or general education degree (GED).
  • 6 years or more of related experience.
  • A valid driver's license with an acceptable driving record.
  • An acceptable pre-employment background and drug test.

Preferred Qualifications

  • Previous OSHA or safety training.

Physical Requirements

  • Ability to stoop, stand, walk, pull, carry instruments, and climb stairs and ladders for an extended period of time.
  • Ability to lift and carry up to 50 lbs.
  • Ability to work overhead for extended periods of time.
  • Ability to perform fine manipulations with hands and fingers.
  • Ability to drive distances of 150 miles or more per day during all types of weather conditions.
  • Ability to one-arm carry up to 25 lbs. without assistance.
  • Regular bending, crouching, pulling, and kneeling to check equipment and gauges.
  • Ability to work significant amounts of time as required in completing job responsibilities.
