About the role
As a Home Buying Specialist, you will turn seller leads into signed purchase agreements by talking with distressed homeowners, understanding their situation, building trust, evaluating motivation, reviewing property details, negotiating offers, and helping the company buy properties at the right price.
Responsibilities
- Ensure swift responses to all leads and inquiries, within 90 seconds or less
- Build rapport with homeowners and understand their situation
- Ask strong discovery questions around motivation, timeline, property condition, price expectations, and decision-making process
- Follow the company's proven sales process from first conversation to signed contract
- Work with underwriting to determine offer ranges
- Present offers clearly and confidently
- Negotiate and secure at least 6 to 8 purchase agreements with sellers, per month
- Overcome objections around price, timing, repairs, uncertainty, and competing options
- Regular follow up calls, texts, and emails to all leads on a predetermined schedule based on their motivation level, until the lead is considered "dead"
- Maintain comprehensive notes of all lead interactions in our CRM system
- Update lead status, next steps, tasks, and follow-up dates
- Prepare or assist with contracts, letters of intent, and required documents
- Collaborate efficiently with the team after contract signing to ensure all deals close as smoothly as possible
- Communicate seller expectations clearly to the internal team
- Attend daily sales meetings, roleplays, and training sessions
- Review call recordings and accept coaching
- Accurately track daily and weekly sales activity for accurate KPI reporting
- Daily reporting of pipeline status, risks, and next steps to leadership
- Solicit guidance from the sales managers as needed
- Represent the company professionally with every seller interaction
Requirements
- Experience: 3+ years of a proven track record as a top sales performer, with persistence, and follow-up is required. High Ticket B2C Sales experience - especially in real estate, home services, solar, roofing, insurance, mortgage, door-to-door, automotive, in-home sales, or related fields - is preferred
- Education: High school diploma required. Bachelor degree in business, sales, communication, real estate, or a related field preferred but not required
- Technology: Must be comfortable using CRM systems, phone and dialer systems, texting platforms, Slack, Google Workspace, Microsoft Office, DocuSign or similar e-signature tools, PDF tools, video meeting tools, and basic spreadsheets. Must have a reliable computer, smartphone, and internet connection if working remotely
- Skills: Strong phone presence, sales discovery, negotiation, objection handling, active listening, follow-up discipline, time management, strong verbal and written communication, emotional control, basic math and deal understanding, CRM organization, ability to follow a proven sales process, adaptable and tech-savvy
- Behavioral Traits: Self-starter with an incredible work ethic, exudes a positive "Go Giver" attitude, strong time management skills, competitive, persuasive, coachable, confident (but not cocky), resilient, accountable, works well under pressure with a strong sense of urgency, relationship-focused, results-driven, able to handle direct feedback, comfortable asking hard questions, patient but assertive with difficult people, persistent with follow-up
Qualifications
- Must complete Predictive Index behavioral and cognitive assessments, Mock Seller Call, Working Genius assessment, and MSCEIT 2 Emotional Intelligence assessment
- Ideal Predictive Index Behavioral Profiles: Captain, Maverick, or Persuader - must pass the cognitive assessment with a 220+ out of 450. The best fit is usually someone who is people-oriented, persuasive, driven, independent, and comfortable taking control of conversations
- Other Requirements: Clean background and reference checks, valid driver's license, and reliable transportation
- Bonus Points Awarded: Bilingual in Spanish; former police officers, military NCOs, college athletes, and bartenders; experience with high ticket sales negotiation, or conflict resolution; experience working in primarily commission-based roles
