About the Role
An established commercial roofing contractor is seeking an experienced Sales / Project Manager to drive business development while managing commercial roofing projects from award through closeout. This role is ideal for an individual with a strong reputation in the local market, established relationships with commercial property owners and managers, and the technical expertise to oversee complex roofing projects from start to finish.
Responsibilities
Sales & Business Development
- Develop new commercial roofing opportunities through networking, prospecting, referrals, and existing industry relationships.
- Build and maintain long-term relationships with commercial property owners, facility managers, property management firms, general contractors, developers, consultants, and asset managers.
- Conduct roof inspections and site evaluations to identify customer needs and recommend appropriate roofing, restoration, maintenance, or repair solutions.
- Generate new opportunities while maintaining an active sales pipeline throughout the region.
- Represent the company professionally within local industry associations and networking events.
Estimating & Proposal Development
- Perform roof measurements, quantity takeoffs, and complete project estimates.
- Prepare competitive proposals for commercial reroofing, repairs, restoration, and preventative maintenance projects.
- Develop scopes of work and pricing for a variety of commercial roofing systems, including:
- TPO
- PVC
- EPDM
- Modified Bitumen
- Built-Up Roofing (BUR)
- Fluid-Applied Roofing Systems
- Sheet Metal Roofing Components
- Review plans, specifications, and consultant reports to ensure accurate pricing and complete project scope.
- Present proposals, negotiate contracts, and successfully close projects.
Project Management
- Manage awarded projects from contract execution through final completion.
- Coordinate with superintendents, subcontractors, vendors, suppliers, and customers to maintain project schedules and quality expectations.
- Monitor project budgets, labor productivity, material procurement, and profitability.
- Process change orders, progress billings, project documentation, and closeout packages.
- Maintain regular communication with clients to ensure exceptional customer satisfaction throughout each project.
Operational Coordination
- Participate in project planning meetings and scheduling.
- Assist with resolving field issues while maintaining safety, quality, and production standards.
- Ensure projects comply with applicable building codes, manufacturer specifications, and safety regulations.
- Support collections and accounts receivable activities as needed to help maintain healthy project cash flow.
Requirements
Experience
- Minimum five years of successful experience in commercial roofing sales, estimating, project management, or a combination of these disciplines.
- Demonstrated success developing and managing commercial roofing projects within the San Francisco Bay Area or Silicon Valley market preferred.
- Proven ability to generate new business and maintain long-term client relationships.

Pay
$80,000–$120,000 competitive base salary commensurate with experience and existing book of business. Uncapped performance-based commission and bonus opportunities tied to project profitability and sales performance.
