About the role

FWM’s Roaming Property Managers positively impact the lives of our residents and support our property management teams to ensure that our properties are successful. This role involves daily travel to sites within a designated region to assist with leasing, budget monitoring, collections, reporting, compliance, and other property management tasks. Travel expenses may be reimbursed when applicable.

Responsibilities

  • Travel daily to sites across the region to fill in for, support, and assist operations.
  • Assist with leasing, compliance, maintenance, resident complaints, rent collection, timely recertifications, and reporting.
  • Handle necessary property management tasks while on-site, ensuring adherence to Fair Housing and affordable housing regulations.
  • Collect and deposit rent within 24 hours of collection; notify residents of delinquent rent.
  • Provide outstanding service to residents, resolving inquiries, work orders, and requests promptly.
  • Maintain and build applicant wait lists.
  • Conduct initial lease processes, including certification and annual recertification for affordable housing, state agency, and government programs.
  • Pass INSPIRE, State, and Government Agency inspections while maintaining company standards.
  • Ensure vacant apartments are ready to lease quickly and market units diligently until occupied.
  • Process applications for move-in/transfer and forward to Compliance for approval.
  • Conduct inspections, including unit turns, preventative maintenance, work order completion, and quarterly housekeeping inspections.
  • Inspect and supervise the work of outside vendors.
  • Walk the property daily.
  • Organize community activities as required by property management agreements and leases.
  • Be available on-call for after-hours emergencies and other business needs.
  • Travel to and participate in regional and home office training and conferences as required.

Requirements

  • High school diploma or equivalent.
  • Minimum 3 years of experience in affordable housing property management.
  • Experience working with the Low Income Housing Tax Credit program.

Skills

  • Strong customer service skills.
  • Strong knowledge of Real Page Onesite software.
  • Strong knowledge of fair housing, local, and state regulations.
  • Proficient in auditing, training, and executing standards and goals.
  • Strong competency in Microsoft Office Suite and ability to learn new software.

Schedule

Full Time, 8:00 AM to 5:00 PM, Monday through Friday.
