About the role

This is a direct-hire opportunity for a hands-on property leader who can balance leasing performance, building operations, team management, and financial stewardship while ensuring the community remains safe, compliant, and welcoming.

Responsibilities

  • Drive leasing performance by managing the full rental process, including deposits, agreements/leases, and ongoing rent collection
  • Lead and support onsite teams (maintenance, property coordinators, leasing/open house staff, and cleaners) through coaching, direction, and performance management
  • Coordinate building operations, maintenance, and vendor activity; schedule work effectively to keep the property running smoothly
  • Monitor unit readiness by inspecting vacancies, identifying repairs, and ensuring apartments are prepared for new move-ins
  • Respond to resident concerns with professionalism, investigate issues thoroughly, and ensure timely resolution to support strong resident satisfaction
  • Conduct routine property walks, document deficiencies, and follow through to correct issues and maintain curb appeal and safety standards
  • Ensure compliance with local ordinances, code requirements, and contractor/vendor insurance requirements; report accidents as needed
  • Manage payroll, overtime, and annual staff evaluations, ensuring roles align to job expectations
  • Track and recommend capital expenditures and repairs & maintenance spend; partner with the Regional Property Manager on planning and approvals
  • Build the annual budget and capital improvement plans with the Regional Property Manager and ensure the property performs to budget
  • Support marketing and advertising efforts in partnership with the head office
  • Prepare and deliver legal notices to residents when required

Requirements

  • Bachelor’s degree strongly preferred
  • 3–5 years of experience as a residential property manager
  • Proven leasing experience within a residential setting
  • Demonstrated supervisory/people leadership experience (including training and guiding staff)
  • Strong organizational and communication skills
  • Proven asset management capability and budget accountability
  • Working knowledge of local rules and regulations impacting residential property management
  • Comfort using property management and accounting software
  • High ethical standards, collaborative mindset, and strong teamwork approach

Pay

Compensation $75K–85K. Rate listed is not guaranteed—potential offers vary based on experience level, qualifications, and internal equity and may be outside of this range.

Schedule

Applicants must be able to work onsite 5 days per week to be eligible for this position.
