Residential Property Manager
We are looking for a Residential Property Manager with a strong passion for real estate. The property manager is accountable to protect, maintain, and enhance the value of residential real estate assets to maximize the owner's financial return while benefiting tenants and the community. This role involves direction and coordination of operational activities, capital projects, leasing, and marketing, representing the property owner to both tenants and the public.
Responsibilities
- Demonstrate a positive, professional, and client-oriented attitude with coworkers, tenants, clients, and the public.
- Manage tenant relations, including requests for repairs, maintenance, rent charges, lease issues, and other concerns.
- Act as the company’s primary coordinator to ensure contractual property management obligations are met and exceeded.
- Supervise on-site staff, including assistant property managers, concierge, doormen, handymen, porters, and superintendents.
- Screen, orient, and train personnel; provide feedback and facilitate disciplinary procedures, including terminations, while adhering to union guidelines and company policies.
- Ensure staff efficiency through ongoing training, instruction, counseling, and leadership.
- Plan weekly/daily office and maintenance schedules and assignments.
- Foster teamwork and a harmonious work environment.
- Handle administrative processes involving personnel in a timely manner.
- Develop and maintain collaborative working relationships across departments and teams.
- Prepare for and lead team meetings.
- Develop operating income/expense budgets and capital budgets as ongoing accounting tools.
- Administer budgets, conduct operational reviews, and implement corrective actions.
- Recommend and implement programs to improve property operations.
- Communicate regularly with leasing agents to synchronize responsibilities between Operations and Leasing departments.
- Ensure building staff are trained to handle walk-in prospective tenants.
- Conduct weekly meetings with leasing staff to address "on-notice" and "rent-ready" apartments.
- Maintain complete and accurate property files and records.
- Coordinate with corporate office support staff on management company procedures.
- Provide prompt, detailed, and accurate general status reports on assigned properties.
- Engage, contract, supervise, and approve invoices for goods/services required to maintain properties.
- Direct day-to-day activities related to staff management, loss prevention, risk management, safety/security, maintenance, and property aesthetics.
- Develop a network of emergency services and be available 24/7 as required.
- Develop specifications and evaluate service needs and performance in maintenance and management.
- Work with the Capital department to forecast and manage major capital expenses (e.g., HVAC, roof systems).
- Maintain community appearance and ensure timely completion of repairs through daily property inspections.
- Review resident requests and work orders in Salesforce to ensure timely and appropriate handling.
- Conduct follow-up calls to tenants to ensure satisfaction with completed work orders.
- Ensure quality of "rent-ready" apartments and daily inspections of leasing offices.
- Ensure compliance with company, local, state, and federal safety rules; direct staff to follow a "safety first" principle.
Requirements
- Bachelor’s degree or equivalent vocational/technical training.
- Minimum of three years of experience in residential property management, with at least two years in rental management.
- At least two years in a supervisory or management role.
- Excellent verbal and written communication skills; exceptional attention to detail and follow-through.
- Strong organizational and interpersonal skills, with the ability to interact at all levels.
- Courses in real estate are a plus.
Schedule
This is a full-time position. Typical workdays are Monday through Friday, 9:00 a.m. to 6:00 p.m., with on-call responsibilities on weekends. Travel between building locations during business hours is required.
Pay
Salary range: $95,000 - $115,000 annually.
