Residential Property Manager
About the role
Rockford is seeking a motivated Property Manager to oversee residential properties in Grand Rapids, MI. The position reports directly to the Senior Property Manager.
Key Responsibilities
- Foster an environment of diversity, equity, and inclusion.
- Direct and participate in the daily operations of assigned properties.
- Develop annual operating budgets for assigned properties.
- Provide exceptional resident experiences by handling resident issues and managing the property's online reputation.
- Manage the property expense budget and ensure property hits NOI targets.
- Expiration management, including management of unit renovations as it correlates with lease renewals.
- Review resident accounts for payment history, lease violations before renewal offers are sent out.
- Aid accounting with questions related to the properties and resolve vendor issues.
- Aid communication with the preparation and execution of marketing plans.
- Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases.
- Maintain and foster positive resident/tenant relationships.
- Perform leasing duties and approve all new leases.
- Coordinate with tenants regarding lease execution and extensions.
- Oversee property maintenance & capital improvements/ or creation of property improvements.
- Responsible for purchases for the property and monitor all expenses.
- Maintain the resident/tenant database, assist with accounts receivable and accounts payable records.
- Process quotes and approvals for necessary improvement/repairs.
- Work with owner/owner's rep for approval and updates.
- Work with outside vendors.
- Perform multiple site and property visits.
- Perform other duties as assigned.
Requirements
- Bachelor's degree preferred or equivalent work experience.
- Minimum of 3 years of property management experience is highly desirable.
- Proven proficiency in all areas of property management operations.
- Strong financial, organizational, analytical, and decision-making skills.
- Must possess the ability to organize, prioritize, and manage multiple tasks.
- Must possess superior oral and written communication and interpersonal skills.
- Must have a working knowledge of MS Office, including strong skills in Excel, Word, and Outlook.

Type of Environment
The work environment for this position is a typical office environment where physical demands require the ability to sit for long periods of time. Intermittent movement will be necessary to perform requirements of the position such as accessing centrally located office equipment and may be subject to lifting of 35 lbs., bending, stooping, kneeling, and climbing.
