What You’ll Do
- Manage multiple properties to maintain occupancy, retention, and NOI targets
- Ensure each site meets operational and budgetary expectations
- Conduct property inspections to ensure quality, compliance, and curb appeal
- Create, implement, and manage property budgets in collaboration with leadership
- Maintain financial reports, control expenses, and drive revenue growth
- Auditor rental applications, lease agreements, and ensure on-time rent collection
- Oversee vendor relations, invoicing, and contract negotiations
- Hire, train, and mentor Property Managers, Leasing Agents, and Maintenance Teams
- Conduct ongoing training on leasing, Fair Housing, marketing, and operations
- Foster a collaborative, high-performance culture
- Conduct market surveys and analyze competitors
- Implement leasing strategies to ensure maximum occupancy
- Oversee marketing plans and resident retention efforts
- Ensure all properties adhere to safety, compliance, and regulatory requirements
- Monitor work orders, inspections, and preventative maintenance schedules
- Ensure city, county, and state permits are current
- Oversee resident satisfaction programs to maintain positive relationships
- Handle escalated resident concerns, lease violations, and retention strategies
What You Bring
- 7+ years of experience in property management, overseeing multiple sites
- Strong Leadership Skills With Experience Managing On-site Teams
- Proven ability to drive property performance & financial results
- Expertise in leasing, marketing, and compliance
- Proficiency in ResMan or similar property management software
- Knowledge of Fair Housing Laws & Texas property regulations
- Strong problem-solving, communication, and time-management skills
