About the role

The Regional Property Manager is responsible for the business plan execution for an assigned portfolio of multifamily properties. This role requires a proven track record in managing a diverse portfolio, strong client and team management skills, and the ability to develop, train, and mentor lower-level managers. The position involves direct accountability over Property Managers and Area Managers and may include mentoring other Regional Property Managers.

Responsibilities

  • Act as the main point of contact for all property-related items with the owner representative, adhering to client preferences.
  • Understand and communicate the terms of the Property Management Agreement.
  • Review and approve all property purchasing, ensuring adherence to the expense budget.
  • Partner with the Marketing team to develop marketing budgets and plans, monitor ad effectiveness, and track spending.
  • Engage in revenue management pricing, including attending pricing calls with the Revenue Management team.
  • Review resident and mystery shop survey results and create action plans for team members who do not meet minimum requirements.
  • Oversee marketing activities, including reviewing market comps, economic information, weekly lead and follow-up reports, screening results, and metrics.
  • Assist with RFP responses and participate in client pitches.
  • Ensure knowledge and utilization of property-specific front-end technology by property staff.
  • Oversee property risk management, safety standards, and liability for team members and residents.
  • Work with Property Managers and Maintenance Supervisors to ensure timely preparation of rent-ready units.
  • Collaborate with the Operations Center of Excellence to optimize shared services supporting property operations.
  • Ensure regular communication and delivery of all required property documents to facilitate efficient service.
  • Perform other duties as assigned.

Requirements

  • 5+ years of Property Management experience.
  • 5+ years of Management experience.
  • Proficiency in Yardi property management software and related applications.
  • Proficiency in Microsoft Office Suite and other computer applications.
  • Experience working with financials, budgets, general office, bookkeeping, and sales skills.
  • Ability to analyze data, generate reports, and communicate financial terms to stakeholders.
  • CPM, CCI, RPA, or CAM certifications preferred.
  • Real Estate License required (preferred in some markets).
  • Bachelor’s Degree preferred.

Work Environment

This role operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties in varying weather conditions is required. The employee may need to travel from floor to floor, climb stairs, and move between buildings outdoors. The position may require remaining stationary (sitting or standing) for up to 85% of the time and operating office machinery.

Physical Demands

The physical demands include the ability to travel up to 60% of the time, with travel frequency and duration varying. The employee must be able to exert up to 20 pounds of force occasionally, frequently, or constantly to lift, carry, push, pull, or move objects.

Pay

$131,750.00 - $155,000.00, depending on factors such as geographic location, experience, qualifications, and applicability of collective bargaining agreements. The company will not pay less than minimum wage for this role.
