About the role
The Regional Property Manager (RPM) is an intermediary between senior management and on-site Community Managers and staff. The RPM oversees day-to-day operations of a portfolio of properties across a multi-state region, evaluates staffing needs, hires and terminates staff, and ensures properties perform to company standards (including unit turns, routine maintenance, leasing, and occupancy). The RPM also leads budget development and ensures properties operate within set budgets.
Responsibilities
- Oversee the day-to-day operations of a portfolio of properties in a multi-state region.
- Provide weekly updates including vacancy, budget variances, staffing needs, upcoming inspections, and property-specific issues.
- Ensure Community Managers efficiently and thoroughly use OneSite.
- Train staff on the Facilities capability of OneSite and ensure tracking of all necessary information (e.g., purchase of new appliances, carpet, tools).
- Develop a calendar of inspections for each property, including REAC, Management Reviews, local jurisdiction inspections, and LIHTC investor visits (as applicable).
- Visit each property at least once per quarter to tour units (including vacant units and common areas), review maintenance issues, capital needs, and the previous quarter’s budget with the Community Manager.
- Provide training recommendations for on-site staff as needed.
- Work closely with National Compliance Managers (NCM) to address compliance issues promptly and grant NCM access to on-site staff as needed.
- Manage after-hours emergencies, maintenance calls, and tenant complaints from Community Managers or staff, and update owners appropriately.
- Collaborate with the National Maintenance and Safety Manager to develop and implement preventative maintenance plans at each property, ensuring execution.
- Work with owners to develop a capital needs plan for each property.
- Perform other duties as assigned.
Requirements
- 75% travel required to visit all properties.
- Must be able to work assigned hours as scheduled and in a fast-paced environment.
- Must maintain confidentiality and complete tasks in a timely manner to meet deadlines.
- Familiarity with clerical practices, office procedures, and automated equipment.
- Required to learn all aspects of community manager duties.
- Valid driver’s license and vehicle required for travel to all sites.
- Ability to complete tasks with minimal supervision, at reasonable speed and accuracy.
- Must be a self-starter and self-motivated.
- Proven record of providing excellent internal and external customer service.
- Excellent verbal and written communication skills.
Qualifications
- Bachelor’s degree from an accredited college or university.
- At least 5 years of Property Management experience in a district or regional managerial role.
- Working knowledge of affordable housing programs.
Preferred Qualifications
- At least 5 years of Property Management experience in a regional managerial role.

Pay
