About the role
Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. The Regional Property Manager oversees and manages properties in Houston, Texas.
Responsibilities
- Ensures properties meet operational, financial, and business performance goals.
- Collaborates with community managers to achieve these goals.
- Improves asset and team performance through collaboration with regional support services leaders.
- Implements and champions local and national operational initiatives.
- Manages budgets to meet or exceed financial targets.
- Presents regular reports on property performance, financial metrics, and market trends.
- Fosters positive tenant relationships and minimizes turnover.
- Develops and implements effective marketing strategies for leasing.
- Maintains optimal occupancy rates through targeted leasing efforts.
- Oversees maintenance programs to ensure properties are well-maintained and compliant with regulations.
- Ensures properties meet established standards through routine inspections and communicates necessary capital needs.
- Stays current with local, state, and federal regulations affecting property management.
- Identifies and mitigates potential risks and ensures appropriate insurance coverage.
- Conducts market research and analysis to identify opportunities for property improvement.
Qualifications
- Bachelor’s/Master’s degree in Business, Real Estate, or related field preferred.
- Proven experience in a leadership role managing diverse properties.
- Proficiency in property management software (Yardi and/or Real Page), word processing, spreadsheet, and database management applications.
- Strong financial acumen and analytical skills.
- Excellent communication and team management skills.
- In-depth knowledge of real estate laws, regulations, and market trends.
- Ability to create and manage stakeholder relationships.
- Minimum of 3 years of relevant experience.
Specialized Skills
- Real Estate license required in specific markets, otherwise preferred.
- Industry certifications (e.g. CPM, CAPS, CAM, etc.) preferred.
