Regional Manager, Single-Family Rental Community

The SFRC (Single Family Rental Community) Regional Community Manager reports to the Senior Operations Manager, Leasing until crystallization (up to 12 months after stabilization, or initial 95% occupancy of a lease-up community, unless otherwise specified). This is a supervisory, goal-driven position focused on upholding our commitment to exceptional communities that invite, inspire, and feel like home for our residents.
Responsibilities
- Leasing/Marketing
- Support the pre-leasing process and onboarding for Lease-Up communities in the region, assisting National Leasing Consultants (NLC) and Leasing & Resident Relations Specialists (LRRS) with showings, self-tours, and walk-ins.
- Track monthly leasing and occupancy goals; drive move-in velocity and develop strategies for improvement.
- Coach, support, and manage performance for on-site SFRC team members (Community Managers, Assistant Community Managers, Maintenance Techs, Porters, LRRSs); ensure sites are staffed, including maintaining a quarterly staffing calendar.
- Conduct regular in-person visits across all sites; perform monthly outreach marketing (local businesses, brokers, Realtors, multifamily locators) and represent Tricon at Chamber of Commerce/city events.
- Audit signage, ILS listings, and online reputation bi-weekly; make recommendations or changes and proactively drive positive reviews.
- Delegate or create and manage MLS listings; set up/manage 3rd-party agent access, ensuring all listings are active with accurate information and photos.
- Manage self-show inventory and website postings with NLC/Revenue Management; conduct daily inventory walks during Lease-Up to confirm show-ready homes.
- Serve as a subject matter expert on the sub-market and competitive set; report key performance metrics (availability, pricing/premiums) to Portfolio Manager, NLC, Asset Management, and Marketing.
- Ensure Yardi data accuracy and manage CRM/lead tools, including Elise AI leasing-technology audit and feedback loop; oversee self-tour technology testing and access verification.
- Resident Management
- Partner with the local retention team and Community Manager(s)/Retention Specialist(s) to meet or exceed resident retention goals.
- Deliver proactive, resourceful, and empathetic customer service; resolve issues ahead of escalation, train residents/team on work orders, payments, and surveys using Tricon technology, and manage escalations with a win-win mindset.
- Maintain strong and positive HOA relationships where applicable, including delegating or serving violation notices and confirming corrections.
- Manage resident transfers, amenity/access coordination (fob/key distribution), and required notice postings from the Centralized Team.
- Coordinate with the local office and corporate departments on outstanding resident issues (renters' insurance, utilities, habitability concerns, etc.).
- Community Management
- Maintain organized, timely documentation; coordinate community events with NLC and build strong relationships with the Development Team, Builder Partner, utility providers, local vendors, and HOA.
- During Lease-Up, inspect communities daily for construction, violation, signage, landscape, or common-area issues; hold daily coordination meetings with the Superintendent and Community Manager(s).
- Hold weekly on-site team meetings, supervise the market, and stay current on move-in and work-order reporting; ensure monthly resident warm calls are completed.
- Perform financial reviews, track controllable expenses, and monitor actual income vs. budget; perform or delegate occupancy checks as requested.
- Coordinate with the Superintendent and Facilities team on exterior property issues, service requests, turn schedules, inventory, and model-office supplies; keep monthly shop/model/clubhouse inventory current.
- Oversee smart home system audits and functionality, and common-area maintenance.
- Manage on-site team apparel compliance and replenishment; support other SFRC sites and scattered zones based on availability.
- Execute and renew vendor contracts, onboard vendors, approve invoices, and oversee vendor service quality; coordinate centralized utility setup and management.
Requirements
- 3+ years of regional property management experience required.
- Lease-up experience preferred.
- BA/BS degree preferred.
- Real Estate License required.
- Excellent verbal and written communication skills.

- Strong multi-tasking and organizational skills; demonstrated ability to manage multifaceted projects alongside daily activities.

Pay
Placement within this compensation range will be determined by the candidate's knowledge, experience, and skills.
$85,610.00 - $142,680.00
