You don't wait for a parent to raise a concern. You fix the gap before it becomes visible. That eye is what this role demands.

Alpha runs premium K–12 facilities where families expect an environment that is safe, reliable, and ready for tours every single day—not just when visitors are scheduled. You will be accountable for that standard across the Northwest: anchored at the San Francisco Bay Area campus, with frequent travel to sites in CA, WA, NV, UT, OR, and ID. Your execution determines whether a campus maintains its premium positioning or quietly deteriorates between leadership check-ins.

Year one is focused on baseline-setting and vendor accountability: defining what "tour-ready" means in concrete terms, establishing audit frequency, replacing underperforming contractors, and bringing Campus Coordinators and Site Specialists into a sustainable operating cadence. Once the region scales and your system matures, the role transitions into stable regional oversight. You become the operator the organization calls when a new site launches, a crisis emerges, or a process needs refinement. This is a boots-on-the-ground position. If you prefer remote oversight via dashboards, this isn't the right fit. Responsibilities

• Running scheduled on-site audits across Northwest campuses using documented standards for cleanliness, HVAC systems, safety protocols, security, signage, landscaping, furniture condition, and tour-readiness, then converting audit findings into confirmed corrective action.
• Responding to facilities incidents and emergencies, coordinating between vendors and on-site teams, and closing tickets only once issues are confirmed resolved (urgent items within 24 hours, standard items within one week).
• Overseeing local vendor performance against service-level agreements, terminating vendors who consistently underperform, renegotiating contracts, and conducting direct accountability discussions on quality and pricing.
• Running a structured weekly operating cadence with Campus Coordinators and Site Specialists, including clear written updates on regional quality metrics, vendor accountability, escalated issues, and capital expenditure tracking.
• Executing major campus improvement projects and documenting global operating standards and AI-supported procurement frameworks to ensure consistency across all campus launches and ongoing operations.

What You Won’t Be Doing

• Operating remotely through dashboards. The role demands consistent physical presence at the Bay Area campus and 30–50% travel time across regional locations in CA, WA, NV, UT, OR, and ID.
• Designing new facilities from the ground up or managing full-scale construction projects. Capital development is handled by a separate function.
• Building enterprise procurement policy without field validation. Your standards come from direct site observation.
• Starting with clean org charts and direct authority over everyone whose performance matters to your outcomes. You'll create accountability through precision, documented follow-through, and insistence on specific vendor commitments.
• Accepting a model where campuses are only tour-ready during leadership visits, or normalizing reactive crisis management as the standard approach.

Requirements

Basic Requirements

• Located in the Northwest region (CA, WA, NV, UT, OR, or ID), with strong preference for proximity to the San Francisco Bay Area, and willing to maintain significant presence at Bay Area campuses while traveling 30–50% regionally.
• Authorized to work in the United States without requiring visa sponsorship.
• 5+ years of experience managing multi-site facilities, regional operations, hospitality operations, retail operations, or school operations.
• Documented success holding third-party service vendors accountable for quality standards, cost management, and SLA compliance across multiple sites.
• Hands-on experience resolving urgent facilities problems including safety hazards, HVAC failures, security gaps, or cleanliness issues with direct customer-experience consequences.
• Established written operating discipline: maintaining issue logs, drafting escalation notes, managing vendor correspondence, and producing weekly regional quality summaries.
• Proven use of contemporary operations technology, including AI-enabled planning tools, ticketing platforms, or predictive maintenance systems.
• Polished executive communication skills and the judgment to articulate operational tradeoffs around safety, premium positioning, speed, vendor limitations, and budget.
• A proactive operational approach that surfaces issues early and drives accountability with campus staff and vendors, even without formal reporting lines.

Nice-to-have Requirements

• Multi-site leadership experience in premium hospitality, luxury retail, private K–12 education, or healthcare systems serving discerning customers.
• Experience building or overhauling a regional operating system that previously depended on individual heroics instead of documented standards.
• History of terminating low-performing vendors and developing a reliable local contractor network.
• Background overseeing capital improvement initiatives (HVAC, AV/IT infrastructure, landscaping, interior renovations) in active, customer-facing facilities.
• Familiarity with AI-driven operations environments where automation handles routine tasks and people concentrate on decision-making.
