Regional Facilities Manager, Alpha - $200,000/year USD

Alpha runs high-standard K–12 facilities where families expect environments that remain safe, reliable, and presentation-ready daily—not only when inspections are scheduled. You will maintain that benchmark throughout the Northwest: anchored in the San Francisco Bay Area, with consistent site visits across CA, WA, NV, UT, OR, and ID. Year one centers on establishing standards and vendor accountability: defining what "ready" means operationally, building audit protocols, replacing nonperforming vendors, and aligning Campus Coordinators and Site Specialists to a sustainable cadence. As the region expands and your systems mature, the position evolves into ongoing regional operations leadership. You become the resource the organization turns to during new campus launches, urgent incidents, or standards refinement.

Responsibilities
- Performing scheduled on-site evaluations across Northwest locations, measuring performance against documented standards for cleanliness, HVAC systems, safety protocols, security measures, signage, grounds maintenance, furniture condition, and tour-readiness, then ensuring corrective actions are completed and verified.
- Responding to facilities incidents and urgent situations, coordinating vendor response and campus staff, and closing work orders only after confirming resolution (urgent tickets under 24 hours, standard requests within 1 week).
- Overseeing regional vendor performance relative to service-level agreements, terminating relationships with consistently underperforming contractors, renegotiating contract terms, and conducting direct accountability discussions regarding quality and cost.
- Maintaining a structured weekly operating cadence with Campus Coordinators and Site Specialists, including clear written updates on regional facility quality, vendor metrics, escalations, and capital expenditure tracking.
- Overseeing significant campus improvement projects and documenting enterprise-wide standards and AI-supported procurement frameworks to ensure consistent campus launch and operations.
- Maintain every Northwest region campus at safe, premium, and tour-ready standards on a continuous basis.
What You Won’t Be Doing
- Operating remotely via dashboards. This position demands frequent physical presence at the Bay Area primary campus and 30–50% travel time visiting regional facilities across CA, WA, NV, UT, OR, and ID.
- Leading greenfield campus design or managing ground-up construction projects. Capital development is managed by a separate function.
- Establishing company-wide procurement policy without direct site-level input. Your standards originate from operational field experience.
- Working within established formal reporting structures where all necessary personnel report directly to you. You will achieve accountability through documentation, systematic follow-up, and rejecting imprecise vendor commitments.
- Tolerating a model where campuses are only presentation-ready for scheduled visits, or accepting reactive emergency response as standard practice.
Requirements
Basic Requirements
- Located in the Northwest region (CA, WA, NV, UT, OR, or ID), with strong preference for San Francisco Bay Area proximity, and capacity to maintain significant presence at Bay Area campuses while traveling 30–50% regionally.
- Authorized to work in the United States without requiring visa sponsorship.
- 5+ years of experience managing multi-site facilities, regional operations, hospitality operations, retail operations, or educational campus operations.
- Documented success holding vendor-managed services accountable for quality standards, cost control, and SLA compliance across multiple sites.
- Hands-on experience addressing urgent facility failures including safety hazards, HVAC malfunctions, security breaches, or cleanliness issues with quantifiable impact on customer experience.
- Strong written operational discipline: maintaining issue tracking systems, escalation documentation, vendor correspondence, and weekly regional performance summaries.
- Proven application of contemporary operations technology, including AI-enabled planning tools, work order management platforms, or predictive maintenance systems.
- Effective executive-level communication skills and judgment to articulate operational trade-offs involving safety priorities, premium service standards, timeline constraints, vendor limitations, and budget considerations.
- Proactive operational leadership style that surfaces issues before escalation and drives accountability across campus teams and vendor partners, independent of formal reporting authority.
Nice-to-have Requirements
- Regional operations leadership experience in premium hospitality, luxury retail, private K–12 education, or healthcare environments serving clientele with elevated expectations.
- Track record building or restoring regional operating frameworks that previously depended on individual heroics rather than systematic standards.
- Demonstrated success terminating underperforming vendor relationships and developing a reliable regional contractor network.
- Experience managing capital improvement initiatives (HVAC replacement, AV/IT infrastructure, landscaping upgrades, interior renovations) in active, customer-facing facilities.
- Background operating in AI-native environments where automated playbooks, dashboards, and predictive systems handle routine tasks, allowing personnel to focus on strategic decision-making.
