Magnolia Square Apartments in Naples, FL is seeking a compassionate, problem-solving Full-Time Property Manager to oversee daily operations, drive occupancy, and enhance property value while fostering a strong community.
About the Role
As a Property Manager, you will be fully accountable for your property’s operations, wearing multiple hats to guide your team and community toward success in financial performance, security, professional growth, and overall appearance. You’ll solve problems for tenants and remove obstacles for staff, ensuring a high-quality living experience.
Responsibilities
- Demonstrate the highest standards of personal and professional integrity, adhering to company policies and complying with all applicable laws and regulations.
- Ensure the living experience—especially first and last impressions—meets the highest quality standards.
- Handle resident concerns and requests with a positive customer service attitude to ensure satisfaction.
- Develop and implement resident retention programs, such as events, promotions, newsletters, and community communications.
- Conduct periodic inspections with residents and follow up with courtesy calls for recent move-ins/move-outs.
- Maximize property occupancy in alignment with budget goals, working closely with the leasing team to refine techniques and gather competitive marketing data.
- Monitor and analyze traffic, conversion ratios, renewal information, and marketing data.
- Operate the property in the owner’s best interests, maintaining a strong understanding of financial goals.
- Maintain accurate records of all community transactions, including rent rolls, delinquency reports, and move-ins/move-outs.
- Ensure timely collection, posting, and depositing of rents, late fees, and other charges.
- Oversee community appearance, noting and completing repairs, and regularly inspecting models and market-ready apartments.
- Update make-ready boards daily to reflect vacant status and verify accuracy.
- Hire, train, motivate, supervise, and terminate on-site staff to meet operational goals, including conducting performance reviews and approving timesheets.
- Serve on-call as scheduled or necessary and travel for company gatherings.
- Complete additional duties as assigned.
Requirements
- High School diploma or equivalent required; Bachelor’s degree preferred.
- Two years of experience in Property Management or other relevant work experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification preferred; must be willing to obtain if required.
- Strong problem-solving skills, with the ability to collect data, establish facts, and draw valid conclusions.
- Ability to serve on-call and travel for company events or training.
- Must achieve Fair Housing certification prior to interacting with prospects or residents.
- Proficiency in personal computer skills, including Microsoft Office Suite (Word, Excel, Outlook), community software applications, and basic math.
- Knowledge of OSHA laws and regulations.
- Willingness to participate in ongoing training to comply with new or existing laws.
- Present a neat, clean, and professional appearance at all times.
Pay
Annual base salary range: $80,000–$100,000.
