About the role
The Assistant Property Manager supports the Property Manager in managing a property or group of properties. They assist with lease administration, vendor supervision, maintenance, budget development, and report preparation.
Responsibilities
- Aid in property management tasks including lease administration, vendor oversight, and maintenance.
- Perform regular property inspections and prepare inspection reports.
- Recommend alterations, maintenance, and reconditioning as needed.
- Assist in developing and controlling operating and capital budgets.
- Prepare monthly reports for owners.
- Coordinate tenant improvement and capital projects.
- Respond to tenant needs, ensuring prompt resolution of issues.
- Ensure compliance with policies, procedures, regulations, and contractual obligations.
- Initiate and execute day-to-day operational procedures.
- Administer all leases to ensure compliance with provisions and agreements.
- Determine and execute timely escalations, reconciliations, and rent collections.
- Maintain current certificates of insurance for all tenants.
- Conduct tenant training meetings and implement tenant needs assessments.
- Manage and coordinate day-to-day financial transactions including accounts receivables, accounts payable, and rent collection.

- Prepare monthly ownership reporting (including variance reports, executive summaries, aging reports, etc.).
