About the role

The Property Manager reports to the Senior Property Manager, General Manager or directly to the Regional Managing Director and is responsible for the overall management and maintenance for an assigned portfolio. The Property Manager is responsible for all financial aspects of the portfolio.

Responsibilities

  • Planning, budgeting, and control of operating and capital expenditures.
  • Preparation of annual budgets, forecasts, monthly reports, and variance reports.
  • Supervision of accounts receivable and accounts payable process, including collection of rent, accruals, payment of expenses, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation.
  • Compliance of all tenant lease agreements to ensure all obligations of the Landlord and Tenant are being met.
  • Responding to tenant requests and needs and coordinating with the Property Management and Building Staff Teams to solve the issues.
  • Maintaining a strong relationship with the tenants.
  • Selecting and managing vendor services, including preparation of request for proposals and service agreements.
  • Monitoring vendor performance to ensure compliance and standards established in the service agreement are being met.
  • Scheduling and facilitating maintenance with vendors and tenants.
  • Maintaining a strong relationship and regular interaction with Property Owners to ensure that objectives are being met.
  • Performing property inspections on a regular basis and making recommendations to maintain and enhance the asset.
  • Supervising and managing team members to ensure exceptional performance is being achieved.
  • Setting and attaining performance goals, as well as developing, coaching, and counselling the team members.

Requirements

Education and Work Experience:

  • Bachelor’s Degree, preferably in business, real estate, or finance.
  • Commercial Real Estate Course Work and CPM or RPA designation a plus.
  • Candidate will possess four to seven years related experience.
Skills:
  • Strong understanding of commercial real estate, financial terms and principals and can analyse and conduct complex financial and business decisions.
  • Proven record of providing excellent internal and external customer service.
  • Ability to effectively resolve situations or complaints from tenants, employees, or management.
  • Proficient in Microsoft Word and Excel.
  • Experience with Jenark, Yardi, MRI software and Kardin budgeting package a plus.
  • Ability to express ideas clearly in written and verbal communications, with the capability to create complex financial and business-related documents.
  • Strong time management and organizational skills; must be detail oriented.
  • Knowledge of federal, state, and local codes and ordinances pertinent to facilities planning, design, construction, and maintenance.

Qualifications

You shall have until 90 days from the Commencement Date to obtain your real estate license. Until such time as you are duly licensed, you will perform no services for which a real estate license is required. Upon becoming duly licensed, you will set forth on Schedule 1 each jurisdiction in which you are licensed and you will maintain your real estate license in good standing in each of the jurisdictions listed on Schedule 1. You are solely responsible for payment of all fees and dues and satisfaction of all educational and other requirements to maintain your professional licenses. If you allow your license to lapse, you are solely responsible for reinstating the license and paying all costs related thereto, including expenses incurred by the Company as the result of the lapse or late renewal.

Pay

The base salary is aligned with market data and is estimated between $90,000 to $100,000 with the ability to achieve additional compensation through bonus. This salary range reflects base compensation for the position across all US locations. Within this range, individual pay is determined by work location and other factors including relevant education/training, experience, and internal equity.
