Essential Functions
- Hires, trains, evaluates, and supervises all on-site employees.
- Counsels and coaches on-site employees.
- Prepares and conducts performance reviews on all on-site employees.
- Handles disciplinary actions, including terminations, and communicates status to relevant parties.
- Conducts staff meetings on a regular basis.
- Attends management meetings when scheduled.
- Develops a team atmosphere that effectively sells the quality and professionalism of Arbour Valley Management.
- Supports overall marketing efforts and offers input in regard to promotions and advertising.
- Maintains awareness of market conditions to anticipate potential changes or trends affecting profitability.
- Maintains closing ratios of leasing associates and recommends additional training if necessary.
- Ensures staff implements resident retention strategies.
- Ensures completion of assigned tasks by staff.
- Ensures compliance with Arbour Valley policies and procedures, as well as external laws and regulations.
- Ensures that tenants are qualified.
- Keeps an up-to-date tickler system for re-certifications and renewals.
- Keeps resident files according to Property and/or HUD policy.
- Interviews residents to ensure correct rent calculations.
- Keeps filing systems organized and updated.
- Understands state landlord-tenant laws.
- Follows the community’s operating budget and approves payments.
- Maintains employee time and attendance records and reports them to Birmingham.
- Maintains maintenance activities according to Arbour Valley’s standards and reports or recommends capital improvements to senior management.
- Maintains open and clear communications with staff members.
- Strives to meet or exceed resident satisfaction.
- Becomes active in the local business community and attends relevant training programs.
- Monitors staff’s enrollment in and completion of necessary courses.
- Attends and monitors required resident functions and social activities.
- Represents Arbour Valley in a professional manner at all times.
- Maintains a professional, courteous attitude when interacting with residents, subordinates, co-workers, and the general public.
- Performs other duties as assigned.
Other Requirements
- Ensure staff members, as well as yourself, wear appropriate professional attire.
- Accurately interpret, evaluate, and communicate detailed instructions to staff members, including handling phone calls, attending meetings, writing correspondence, and other forms of communication.
- Organize various office systems through adjusting, connecting, lifting, pulling, pushing, bending, or folding as necessary for proper records development and/or management.
- Able to lift, push, pull, or carry up to 15 pounds for document, supply, material, and other dissemination purposes.
- Have a valid driver’s license and a reliable vehicle for performing various management tasks and errands.
- Provide proof of liability insurance for personal use.
- Pass pre-employment screening and drug tests.
- Be available during regular work hours and advise Senior Management of any days off, either vacation or sick.
- Be “on call” 24 hours a day in case of emergencies after regular work hours.
