Job Description

Asset & Capital Planning: Manage Association assets, infrastructure, reserve obligations, and translate reserve studies into prioritized multi-year capital improvement plans while addressing risks and deferred maintenance proactively.

Project & Vendor Management: Lead capital projects, develop scopes of work, manage procurement, evaluate vendors, negotiate contracts, monitor performance, and ensure projects meet quality and contractual standards.

Property Operations Oversight: Maintain high standards for safety, cleanliness, functionality, and appearance while overseeing maintenance programs, compliance requirements, and daily operational priorities.

Financial Management: Support operating and reserve budget development, monitor expenses, identify cost-saving opportunities, review invoices, and ensure financial decisions align with approved plans.

Board Partnership & Reporting: Serve as the operational liaison to the Board, provide regular updates, prepare project reports, recommend priorities, and support Board-approved initiatives.

Risk Management & Issue Resolution: Identify operational risks, manage escalations, address recurring concerns, and develop corrective action plans to improve Association operations.

Team Leadership: Directly manage the Maintenance Supervisor, establish performance expectations, support staff development, and promote accountability, professionalism, and safety.

Emergency Preparedness: Develop and maintain emergency response, recovery, and continuity plans while coordinating with vendors, staff, and emergency resources.

Resident & Community Coordination: Plan and communicate major projects, disruptions, and operational updates while ensuring impacts to owners, residents, and guests are minimized.

Governance, Compliance & Documentation: Ensure adherence to laws, regulations, permits, Association policies, contracts, and maintain organized records for operational and financial decisions.

Position Requirements

Experience managing budgets, vendors, projects, and personnel.

Working knowledge of Hawaii Revised Statutes Chapter 514B preferred.

Excellent leadership, communication, planning, and organizational skills.

Deep sense of ownership, execution, partnership, and delivery.

Strong understanding of Hawaii condominium operations, permitting processes, contractor management, and applicable regulations.

Pay

$95,000 to $100,000/year

Schedule

Monday - Friday, 7:00am to 4:00pm
