Responsibilities
- Hiring, training, supervising and reviewing the site property manager.
- Visiting the assigned properties weekly.
- Preparing and implementing annual operating budgets.
- Making journal entries for recording on general ledger.
- Reviewing monthly operating statements.
- Reviewing weekly reporting provided to our clients by required deadline.
- Conducting scheduled and unscheduled property inspections monthly or as needed.
- Ensuring full property compliance with policies, and the program regulations of EEOC, Fair Housing, OSHA, EPA, and standard industry practices.
- Implementing marketing and maintenance programs to set given properties to maintain a 95% occupancy level at all times.
- Contracting with independent contractors, following up and updating renovations trackers.
- Communicating with owners as required.
- Handling all resident/vendor customer service issues for portfolio.
- Participating in client site visits and meetings as dictated by the client/ownerships to ensure performance of portfolio.
Requirements
- Prefer a minimum of high school degree, some college preferred.
- 5-10 years experience as a Regional Supervisor.
- CAPS®, CPM®, CAM®, ARM® Designation preferred.
- Excellent written and verbal communication skills providing for effective communication with residents, employee, peers, vendors, owners, est.
- Computer software experience to include MS word, MS excel, MS Outlook, Resman is must.
- Thorough understanding of Landlord/Tenant laws and application, familiarity with state specific Lease and Addendums, Fair Housing/ ADA regulations and application, OSHA & EPA requirements for property management industry.
Qualifications
- A portion of typical work day is spent in office handing paperwork, computer transactions, correspondence, and employee/resident/owner meeting.
- The other parts of the day require constant physical inspections of assigned communities, walking up/down stairs and covering multi-terrain landscape of property.
- Local travel requires operable personal vehicle and valid driver’s license.
- Out of state travel may be occasionally required depending upon assignment of property portfolio.
