About the Role

As a Leasing Consultant, you will execute the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. You will perform all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Responsibilities

  • Perform all sales and leasing activities in person to achieve the property's revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, and criminal background checks.
  • Prepare lease and move-in packages, ensuring a smooth resident move-in and lease signing process.
  • Complete various accounting, financial, administrative, and other reports as assigned.
  • Design and execute offsite marketing activities to drive traffic to the property, including resident referral programs, employer outreach, internet marketing, and social media campaigns.
  • Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements.
  • Stay informed about changes in technology, industry standards, leasing and sales tools, and processes.
  • Enforce lease agreements through apartment inspections, evictions, collections, notifications, and other processes as outlined in the lease.
  • Follow up with prospects and new residents to ensure satisfaction and finalize leasing or renewal decisions.
  • Execute activities in support of the property's lease renewal program, ensuring timely signing and implementation of renewal documents.
  • Respond quickly and courteously to resident and client concerns, taking prompt action to resolve problems or document requests.
  • Maintain safety, cleanliness, and general appearance of the property, reporting any malfunctions, injuries, or accidents.
  • Ensure the property and show units meet company standards for show quality through daily inspections of the leasing office, amenities, and models.
  • Resolve customer complaints and issues.
  • Stay informed about current market and competitor conditions, developing and implementing marketing plans to sustain occupancy.
  • Follow property policies related to concessions, specials, and other programs to boost occupancy.
  • Other duties as assigned.

Requirements

  • Must be available to work on weekends when scheduled.
  • Must be able to perform essential job functions unaccompanied.
  • Works in an office environment with frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant or hazardous.

Qualifications

  • Education: High School Diploma or GED equivalent.
  • Preferred Experience: Property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of an apartment community.
  • Advanced Skills: Strong communication, presentation, and delivery skills with the ability to connect with people at all levels.
  • Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
  • Licenses: Current valid driver’s license.

Physical Requirements

  • Weights: Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.
  • Mobility: Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
  • Travel: Routine local travel may be required for business-related errands, meetings, and training.

Schedule

40 hours per week. Typical site hours of operation (may vary by location):

  • Monday – Friday: 9am – 6pm
  • Saturday: 10am – 5pm
  • Sunday: 1pm – 5pm
