Responsibilities
- Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
- Completes accounting, financial, administrative, and other reports as assigned.
- Designs and executes offsite marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing, social media, and special programs.
- Gathers, analyzes, and interprets market and economic trends to recommend improvements.
- Stays informed about changes in technology, industry standards, leasing, and sales tools.
- Manages lease enforcement processes, including inspections, evictions, collections, and notifications.
- Follows up with prospects and new residents to ensure satisfaction and secure lease renewals.
- Executes lease renewal programs in advance of move-out dates.
- Responds quickly and courteously to resident and client concerns, documenting and escalating requests as needed.
- Maintains safety, cleanliness, and appearance of the property, reporting malfunctions, injuries, or accidents.
- Ensures the property and show units meet company standards for leasing activities.
- Resolves customer complaints and issues.
- Monitors competitor conditions and develops marketing plans to sustain occupancy.
- Performs other duties as assigned.
Requirements
- Must be available to work on weekends when scheduled.
- Works in an office environment with frequent exposure to outside elements (temperature, weather, odors, etc.).
- High School Diploma or GED equivalent.
- Preferred experience in Property Management, Sales, Marketing, or Customer Service.
- Strong communication, presentation, and interpersonal skills.
- Proficiency in word processing, spreadsheet, and database management programs.
- Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
- Current valid Driver’s License.
Physical Requirements
- Must be able to push, pull, lift, or carry up to 20 pounds independently and 50 pounds with assistance.
- Frequently required to stand, walk, reach, climb, stoop, and squat; intermittently required to sit and perform keyboard work.
- Routine local travel may be required for business-related errands, meetings, and training.

Schedule
40 hours per week. Typical site hours (may vary by location):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
