About the Role

The primary function of a mortgage loan processor is to work with loan officers and underwriters to facilitate the mortgage application process. They review loan applications, verify financial information, and ensure correct document submission. Remote work is an option, though the successful candidate must reside in Colorado to be available for occasional physical branch visits.

Responsibilities

  • Verifies that loans originated comply with available programs and investor guidelines.
  • Reviews and analyzes loan documentation, including appraisals, loan applications, credit reports, income, assets, and title insurance.
  • Checks ratios and verifies accuracy of Automated Underwriting System (AUS) findings and program applicability.
  • Inputs loan file documentation accurately into necessary software programs.
  • Reviews and submits applications and conditions to the underwriter for approval.
  • Orders third-party documentation and reports.
  • Provides status updates to Mortgage Loan Officers.
  • Identifies potential issues and communicates with Mortgage Loan Officers.
  • Monitors overall loan processing cycle time to ensure timely loan closure.
  • Obtains and verifies clearance of all underwriting conditions and prepares the file for submission to closing.
  • Regular and reliable attendance is required.
  • Performs other duties as assigned.

Requirements

  • High School Diploma or General Education Diploma (GED) equivalent required; additional college-level courses in real estate or business are preferred.
  • Minimum of five (5) years of experience working in a Mortgage Department in a financial institution, title, or real estate company.
  • Minimum of three (3) years of mortgage loan processing experience, with knowledge of FNMA, FHLMC, FHA, and VA loan guidelines preferred.
  • Experience using Encompass LOS is preferred.
  • Possession of, or ability to obtain, a valid Colorado Driver’s License.
  • Possession of or access to reliable transportation.

  • Ability to work independently with minimal supervision.
  • Self-starter who works well under pressure and is accountable for meeting deadlines.
  • Proficient in Microsoft Word and Excel.
  • Understanding and application of banking compliance regulations.

Working Conditions

This job operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Occasional travel to conferences, meetings, and branch locations may be required. The role may be eligible for telecommuting.

  • While performing duties, the employee is regularly required to talk or hear.
  • Largely sedentary role, though some filing is required, including reaching, lifting files, opening filing cabinets, and bending or standing on a stool as necessary.
  • Specific vision abilities required include close vision, distance vision, color vision, and the ability to adjust focus.
  • May require lifting up to 25 pounds.

Pay

Starting rate of pay is from $25.00 to $30.00 per hour, depending on experience.
