We’re looking for someone who can grow with the organization. This role starts as a hands-on operational leader helping us build our in-house closing function but will see significant long-term growth opportunity as we scale.
Responsibilities
- Build and help implement Rosegate’s in-house closing process as we transition to producing our own closing documents.
- Design workflows for pre-closing, Closing Disclosure balancing, closing coordination, and handoff to funding/post-closing.
- Establish roles, responsibilities, service levels, and quality expectations across the closing function.
- Identify process gaps, risks, and bottlenecks and recommend practical solutions.
- Partner with operations leadership to create a scalable closing structure that supports future volume growth.
- Support implementation of our LOS as it relates to closing workflow, document generation, CD balancing, and operational controls.
- Test closing-related workflows, validate outputs, and identify improvement opportunities prior to go-live.
- Create procedures, job aids, and workflow documentation tied to the closing process.
- Work cross-functionally with operations, underwriting, disclosures, and post-closing to ensure a smooth transition to the future-state model.
- Oversee or directly manage the preparation and balancing of Closing Disclosures in compliance with TRID requirements.
- Coordinate with settlement agents, attorneys, title companies, and internal teams to validate fees, credits, escrows, payoffs, and cash to close.
- Ensure loans are fully ready to close and that all pre-closing conditions have been satisfied.
- Review closing packages for accuracy, completeness, and compliance.
- Manage final closing changes, redisclosures, and issue resolution to keep loans on track.
- Oversee funding coordination to ensure timely and accurate loan funding.
- Manage post-closing processes including trailing documents, collateral tracking, document corrections, and final file completion.
- Ensure closed loans are purchase-ready and delivered to investors within required timelines.
- Coordinate with investors, custodians, warehouse banks, and internal teams to resolve post-closing or purchase suspense conditions.
- Maintain quality control measures to ensure accuracy and completeness of loan files prior to investor sale.
- Monitor warehouse line utilization, funding activity, paydowns, and collateral movement.
- Manage warehouse aging reports and ensure timely purchase of loans to minimize interest expense and line exposure.
- Coordinate with finance, treasury, investors, and warehouse banks to manage funding deadlines and wire activity.
- Develop controls and reporting around warehouse capacity, funding reconciliation, and investor purchase timelines.
- Identify and escalate operational or funding risks that could impact liquidity or investor delivery performance.
- Help hire, train, and develop the closing team as the function grows.
- Provide day-to-day leadership, coaching, and workflow guidance to closers and pre-closers.
- Partner with operations leadership on staffing plans, capacity needs, and team structure.
- Manage the closing pipeline to ensure timely closings aligned with lock expirations, contract dates, and funding timelines.
- Track key milestones and proactively address issues that could delay closing.
- Improve visibility into late-stage loan movement, escalations, and operational risk.
- Maintain strong communication with processors, loan officers, disclosures, underwriting, and funding teams to ensure smooth handoffs.
Requirements
- 5+ years of mortgage closing experience, with strong knowledge of Closing Disclosures, balancing, and closing coordination.
- Prior experience helping build, improve, or stand up a closing or post-closing function.
- Experience working through LOS implementation, workflow change, or operational transformation is strongly preferred.
- Strong understanding of TRID, Closing Disclosures, tolerance requirements, and closing compliance expectations.
- Experience balancing CDs with settlement agents, attorneys, or title companies.
- Working knowledge of warehouse line management, investor delivery, collateral tracking, and loan purchase processes preferred.
- Leadership experience, whether as a manager, team lead, or subject matter expert guiding others through process change.
- Strong problem-solving skills and the ability to operate both strategically and hands-on.
- Exceptional communication, organization, and attention to detail.
- Proficiency in Microsoft Word, Excel, and general office tools.
- Experience with funding or post-closing processes is a plus.
