Job Summary

The Mechanical Maintenance Tech II provides journeyman-level skills for the operation and maintenance of HVAC, boiler, and mechanical equipment and systems. This role provides minimal supervision as needed and is responsible for providing journeyman-level craftsmanship in the performance, operation, and maintenance of heating, ventilation, air conditioning, and related systems.

Core Responsibilities

  • Provides journeyman-level skills in the installation, removal, repair, maintenance, preventive maintenance, fabrication, and emergency repair of HVAC, boiler, and industrial mechanical equipment and related systems.
  • Performs service calls and work orders submitted by students, faculty, staff, and departments within the university to include preventive maintenance. Responds to customer service needs and request in a timely manner with proper documentation of repairs and services.
  • Keeps record of material used.
  • Assists all trades, departments, and zones with special events and assists when needed.
  • Assists and consults outside contractors on HVAC and mechanical equipment and systems pertaining to the remodel, repair, or replacement of equipment.
  • Tests, monitors, technical troubleshooting, adjusts and repairs systems and equipment.
  • Completes work on kitchen equipment as required. Works on energized systems including piping that contains steam, hot, and chilled water.
  • Utilizes precision instruments to ensure the proper setting of belts, chains, coupling, bearing, and other drive components.
  • Inspects completed work for conformance with specifications, operation manuals, requirements, and compliance with applicable codes and regulations.
  • Performs work under established safety procedures.
  • Works various schedules and is required to carry a radio and/or cell phone and be on all periodically.
  • Keeps current on changes in operations procedures, new equipment, and other related equipment; works in conjunction with other trades and staff personnel in support of daily job tasks; informs appropriate personnel of unusual conditions, problems, or deficiencies and takes appropriate actions.
  • Operates R.O. systems, steam systems, closed-loop systems, and other mechanical equipment.
  • Provides job cost estimates to the supervisor.
  • Organizes material list of work and prepare requests.
  • Performs additional duties as assigned.

Required Qualifications

  • A High School Diploma, Vocational Training or Apprenticeship in a related field.
  • Three (3) years of related work experience.

Working Conditions

  • Exposure to variable Texas weather condition and/or physical hazards such as working in elevated and confined space; working in attic, sub-floors, machines rooms, on roof, and other operational areas. Also exposed to various mechanical, electrical, laboratories, and other university spaces. Assisting other trades to meet the operational needs of the university.

Physical Demands

  • Medium work: Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
